On Tuesday, October 2, the construction of 279 energy-neutral starter homes was festively launched. Project developer and builder VORM celebrated the start of the third and final phase of the new construction project, together with the future residents, Syntrus Achmea, BPL Pension and Alderman Martina Huijsmans. "In the new apartment complex, a first will be applied: Homeblocks. With Homeblocks, bathroom, toilets and installation spaces are assembled as manufactured modules." - says Hans Meurs, General Director of VORM. The project is expected to be completed in early 2022.
Commissioned by BPL Pensioen, represented by Syntrus Achmea, VORM is realizing the 19-story complex with 227 mid-rent apartments called "ONE SPACE." VORM itself is developing 52 studio apartments for sale called "Tiles".
No failure costs and affordable housing through Homeblocks
Homeblocks Prefab spaces are used in the starter homes in Buitenhof. Homeblocks is a partnership between Rotterdam-based installation company Giesbers and VORM. "With Homeblocks, bathrooms and installation spaces are executed as manufactured modules, manufactured under ideal conditions. As in the automotive industry, the modules are assembled elsewhere in a production line and brought into place and assembled in the homes. In this way, we eliminate failure costs and increase quality," Meurs said. VORM will adopt this innovation for all its projects in the coming years.

One Space®
Syntrus Achmea's new residential concept One Space® ensures that its future residents can live, work, play sports and relax in common areas in the complex. Residents together form a contemporary community that combines the privacy of one's own home with sharing facilities together. For example, the new residents can use office, meeting and lounge spaces. Characteristically, One Space also includes the use of shared bicycles and cars. With this, owning your own car is not necessary, fewer cars are driving in Delft and we reduce CO2 emissions in the city.
A sustainable complex
Due consideration has been given to the sustainability of the starter homes in the residential complex. The new building scores an EPC of 0, which means the building is self-sufficient in heat. The heat supply will be realized by NEXT NRG. NEXT NRG is a partnership between Klimaatgarant and VORM.
Starter Homes
Of the 52 condominiums for sale, a limited number are still available. The studios will be delivered fully finished, with luxury kitchen, bathroom, floor and wall finishes.
