Modular builder Daiwa House Modular Europe built the new Boshuis care complex for elderly care organization De Wever. The complex on Bredaseweg consists of 128 care apartments, has a total floor area of approximately 9,500 m2 and provides housing for residents from different residential target groups.
"Boshuis is a temporary building, an interim solution because the company is busy renovating other buildings. There is a permit for 15 years, but the building can easily stand for 30 years," said Henri Smets, project manager at Daiwa House Modular Europe. "This is a turnkey project, including the creation of a perception garden with specific requirements. For example with regard to plants, routes of walkways, etc. The garden was designed by landscape architect Adry Hoeven from Moergestel. We really did everything, from the first shovel in the ground to the last plants."
Boshuis was designed by architectural firm Van Aken. The building's design takes into account the wooded area just outside Tilburg. As a result, the care complex fits in completely with the green and brown color tones of the surroundings. For example, vertical, wooden slatted structures have been applied to the facades of the building. The use of wood also creates a peaceful, natural look. Another special detail is the comb structure used in the design. As a result, the surrounding nature also comes into its own within the building. At the same time, this structure ensures that specific residential groups are clustered together.
Many clients with dementia and those in need of care will live temporarily in Boshuis. "We are immensely proud of these high-quality, safe and sustainable living quarters for De Wever's resident groups," Smets says. "Much attention has been paid to the safety of the residents, with the understanding that the residents can move and live in freedom. Of course there is surveillance, but technical ingenuity allows them to move freely in the building." The technical installations were rolled out on this with the corresponding contrivances. For this particular project, we worked with many partners, subcontractors, suppliers and parties from De Wever in good harmony."
The new care complex has several floors for the residential care groups. On the first floor, several courtyards and gardens have been laid out between the "inlets" of the ridges. Here, residents can enjoy nature while following clearly visible walking routes. "The apartments have real privacy, private bathroom and kitchenette. This is not yet used by this target group but this offers possibilities for the future." Of course, residents have also been taken into account by a wheelchair-friendly layout and adapted beds.
Modular builder Daiwa House Modular Europe prepared the construction as much as possible in the factory. "The units we make, you can just stack them on site," he says. This involved two types, of 4.5 by 6 meters (where transportation was complex) and of 3 by 6 meters. By choosing 4.5-meter width, the residents now have much more space than in their previous building. In addition, there is much more light and nature, which the residents are very happy with. The restaurant is equipped with professional equipment and has become very beautiful. Walk in, have a cup of coffee and experience it!"
ITH Installatie Techniek Hardinxveld specializes in installations for permanent and semi-permanent buildings. For the Boshuis residential care complex in Tilburg, the company already realized the ventilation, water supply and sewerage as much as possible in Jan Snel's factory. ITH then took care of the assembly on site.
Project manager Roy Vink: "The advantage is of course that at Jan Snel you are dry and warm inside the factory, we can do most of the work in prefab. In this preliminary project we already tackled the challenges that arose. Each apartment has a shaft through which everything had to go, which was quite tight, so we had to puzzle to make it all fit."
ITH often works for the healthcare industry and has been a regular partner of Jan Snel for about four years. "In this case, the customer knew exactly what he wanted in terms of custom plumbing. The great thing about this project is that we worked with several parties on the same installation and it all turned out well. During the finishing process, all kinds of companies work side by side and it all has to be finished on time. It is inherent in our work that the system construction has to be done quickly and well."
Lumission develops and manufactures premium LED lighting. As a subcontractor of Van den Pol Elektrotechniek, the company collaborated on care environment Boshuis.
Sales Director Marcel Kramer: "We are one of Van den Pol's regular suppliers for lighting. The E-installer chooses us partly because of the proven reliability of our fixtures and the flexibility in production. The fixtures are easy to connect, but in addition to being functional they are also decorative."
Lumission is a Dutch company that can move quickly. "We have extensive knowledge of lighting, plenty in stock and our own assembly lines in our Haarlem factory so we can deliver quickly. This also makes us very flexible in execution. In this project, we made sure that all the luminaires were ready-to-plug-in and delivered at the right time according to a call-off schedule. Among other things, our fixture type 'Inplano Circo' was widely used in the project. This is a new recessed luminaire for a standard suspended ceiling with a decorative circular opening that gives this functional luminaire a designer look. By placing the LEDs only behind the round opening, we maintain a high efficiency."
A.S.T.A BV worked as a partner of Jan Snel on the Boshuis care complex. Jorrit Poelman: "On a project basis, we took care of the finishing of all partition and front walls, the assembly of all doors and window frames, as well as all system ceilings and the fire-resistant cladding of the steel columns."
Poelman: "All the partition walls were constructed from two metal stud systems with double fiber mitered plaster. In addition, we were allowed to build beautiful coves for the window coverings, complemented by sleek window sills. For the walls, we took extra account of acoustics. The sealing between the hallway and general areas had to be good. Jan Snel enjoys working with us because we can switch quickly and think along with them. This is extra important in modular construction, where everything goes faster than in traditional construction. It is important to think in solutions when a problem arises."
One of the biggest challenges A.S.T.A faced was the weather conditions, but by working well with the various parties and Jan Snel, this too was solved well. "The fact that we were working with three different teams of wall builders on three floors simultaneously was also challenging. All in all, a wonderful project that we are proud of!"
In addition to student housing, Daiwa House Modular Europe and Van den Pol Elektrotechniek regularly realize healthcare complexes together, with De Wever as a current client. Both companies are trusted partners. "Some solutions from Daiwa's modular working method we successfully deploy in traditional projects. Think, for example, of pluggable installation," says project leader Sebas L'Ortye. "At the same time, our broad experience is valuable to Daiwa. In short: cross-pollination takes us both further."
The complex in Tilburg is an appealing showcase for Van den Pol's multifaceted specialty. "We were involved in the engineering at an early stage. This led to a well-thought-out plan for the electrical facilities." At Daiwa's factory, the installations were prepared. "On site, we connected them and laid the cabling." Van den Pol was also responsible for the certified fire alarm system, camera system, data installation, wifi, automatic blinds, lighting control and four double charging stations. "In healthcare, security goes above all else. So an UPS was installed as a backup for the healthcare system and we prepared the main distribution box for an emergency power generator."
The energy-efficient LED lighting features day and night switching in the corridor areas. "Thanks to motion detectors, the lights in the stairwells only illuminate when needed. And in the living rooms, different lighting moods can be easily set via an iPad."
Sustainable installation
De Wever's semi-permanent housing has an intended conservation period of 15 years. "If desired, these buildings will last much longer," says L'Ortye. "If a complex does get dismantled, we redeploy many components. Distribution boxes are reused on as many as three or four connecting projects. Real sustainable installation, in other words."
