Healthy and comfortable living in Casa Nova

On Rotterdam's Wijnhaven, construction is underway on Casa Nova; a 116-unit luxury residential tower with only three apartments per floor. In combination with the triangular shape, this ensures that each apartment has a phenomenal view. Of course, there must be no lack of comfort. Steboma therefore provided the complete ventilation installation with heat recovery units on behalf of construction company SBB from Beverwijk.

The 110-meter-high residential tower consists of a four-story plinth, a four-story waist where a large roof garden is located and then 27-story high-rise buildings, with five exclusive penthouses at the top. The complete ventilation including the parking garage will be done by Steboma, which has everything it takes to take a project from design to completion in this area.

Steboma installed in each apartment its own technical room and a ventilation WTW unit from the company Orcon. The overpressure ventilation for the stairwells (keeping escape routes smoke-free) was outsourced to HC TS and the ventilation of the parking garage was accommodated by HC PS. 

One floor every seven working days

The pace of construction is very fast because one floor is added every seven working days. "In that time we have to build the shafts and install pouring facilities," says Jan Tromp, project manager at Steboma. "The whole control, logistics and planning of the mechanics has to go according to the contractor's schedule. It's a continuous process in which you have to keep up, because when the concrete walls are finished, we can't reach the shafts anymore."

All the technology on a small roof

On top of that, all the technology has to be placed on the relatively small roof of the residential tower. Design-wise and in terms of installation, this is a challenge, Tromp continues. "For us it involves ducts, air handling units and motors that have to be placed on the roof. There is only one construction elevator and it takes a while to get to the top with the materials. So all parties have to work well together. There is a whole logistical planning involved." The experience and skill together with SBB, ensure that this runs smoothly.
