'Fitting in electrical services is quite a challenge'

From the apartments to the communal facilities, commercial spaces and parking garage and including the infrastructure for the energy companies. A challenging assignment, according to director Marco Sombroek. For example, because of the special shape of the building and the enormous amount of reinforcement that the unusual new construction has to sustain.

"Sluishuis is a very challenging building. During design and construction, a huge number of structural issues come our way," Sombroek says. "Especially with regard to the concrete reinforcement. In order to guarantee that, for example, the pipeline route could be properly fitted into the floors and walls, we worked out the project entirely in 3D/BIM. We also performed regular clash checks with the contractor combination. Especially in this project, this extensive preparation is essential." Another challenge is the logistical provisions. "Because the construction site is limited, materials are delivered just-in-time and at fixed times and processed immediately. In the apartments, we are installing standard residential installations: from power supplies to lighting and smoke detectors. The penthouse on the top floor will have a more luxurious installation. LED strips will be installed in the corridors. In addition, we are installing a comprehensive access control system. For the time being, the commercial spaces will be delivered as shells, while in the parking garage, electric charging facilities for cars and e-bikes will be installed in addition to the standard installations."
