Logistics feat

The roofs of over three hundred homes are being insulated and largely replaced. In addition to an ecological challenge, this work is primarily a logistical feat.

"As a roofing specialist, we add subject and process knowledge to the chain," says Weijerseikhout commercial manager Bas van Deinsen. "With this in mind, Nijhuis Bouw involves us in its projects from the preliminary stages." Sjacó Hendriks, technical energy consultant at Weijerseikhout, adds, "An important point of attention in the preliminary project of De Donken related to flora and fauna. At the request of the ecologist involved in the project, we came up with a construction that allowed late-birds to build their nests. As a result, we had to preserve part of the roofs and provide insulation in a different way."

Tricky to reach

Weijerseikhout removes the existing roofs, retaining the roof sheathing. New insulation, battens, roof tiles, paneling, gutters, skylights and escape hatches are then installed. After the renovation work, the roofs have an RC insulation value of 6.0 m²K/W. Hendriks: "For us, the complexity of this work lies in the difficult accessibility. We are dealing here with narrow streets, where cars are parked on both sides. So we have to carefully prepare and coordinate our transports, often with heavy equipment. Also the crane, with which we have to reach different roof heights, we can't just put it anywhere."

Under control

"There is a lot involved in renovating a roof," Van Deinsen adds. "In the design phase, in addition to issues such as flora and fauna, we have to deal with fire safety, environmental permits and other municipal procedures. In the implementation phase, we are dependent on weather conditions. At the same time, the work on the roof is the common thread in the implementation process. If our work comes to a standstill because of high winds, for example, it has consequences for the progress of the project. You have to think and communicate with each other beforehand. As far as that goes, we have a good client and partner in Nijhuis Bouw, who thinks ahead and has the processes tightly under control. That deserves a compliment."

In full swing

The renovation of De Donken's roofs is in full swing. Van Deinsen and Hendriks have now handed over the project to their colleague Oscar Rietman, who is supervising the implementation. "For a good handover, we already included Oscar in the preliminary process," says Hendriks. "He also thought along on the logistics issue from his practical experience." Van Deinsen: "The execution is going entirely according to plan. We are facing the delivery, in May this year, with confidence."  

Delivery of construction materials happens 'green' and 'lean'
Commissioned by Nijhuis Bouw, Raab Karcher is supplying all building materials for the facade and interior renovation of De Donken in Apeldoorn. The building materials specialist will also take care of the smooth logistics on site. "As far as building materials are concerned, we thought along with Nijhuis Bouw at an early stage in efficient, fire-safe and sustainable solutions," explains Raab Karcher Apeldoorn branch manager Paul Meulman. "Almost all the materials we supply also carry our sustainable Greenworks label." Raab Karcher supplies for the facade renovation some 6,000 m² of facade cladding including back timber and insulation. And for the interior renovation some 250 kitchens, custom moldings and keratop elements for the bathrooms.

One truck movement per day
Meulman: "From our logistics service Leanworks, we contribute to an important goal. To minimize inconvenience to residents, only one truck movement is allowed in the neighborhood per day. Every day we drive to the project site with the required materials. There we first pick up some products that Nijhuis Bouw, in a kind of sawing shed, makes to size. Then we drive all the items to the site, where they are processed that same day." The deliveries go smoothly, which Meulman says is partly due to the perfect cooperation with Nijhuis Bouw and the other parties. "We go into the delivery with confidence."
