Rental housing today must meet more stringent energy performance requirements. In recent years, there have therefore been substantial investments in housing renovation. At the moment, the 183 senior citizen homes at De Rustmaat residential center in Huizen are undergoing major maintenance. Commissioned by Woonzorg Nederland, Aannemingsbedrijf Draisma is responsible for the sustainable renovation, as a result of which the homes will go from energy label E/F to A/B. The designs are by studio WA architects from Amersfoort.
The Rustmaat is located in the Huizermaat neighborhood in Huizen. The plan consists of 183 homes with one, two and three rooms. The housing complex consists of an apartment building with 131 apartments spread over five floors. In addition, there are another 32 ground-level homes and 20 duplex homes. There is also a meeting room in the apartment building, where various activities are organized, such as shuffleboard, billiards, gymnastics, bingo afternoons and movie nights. Residents can get their daily groceries at the neighboring Oostermeent shopping center, and the dentist, pharmacy, bank and post office are also nearby, within walking distance. "However, the Rustmaat homes were in need of renovation to once again meet the current, more stringent requirements in terms of energy performance, among other things, but also to improve the comfort and enjoyment of living for the residents," says Harm Lentink, executor at Aannemingsbedrijf Draisma. "Commissioned by Woonzorg Nederland, the architects of studio WA drew the plans for a complete renovation of the housing units. Currently all housing units are undergoing thorough maintenance and upon completion the energy label will be improved from E/F to A/B."

All residential units in the apartment building, as well as low-rise apartments, will receive major exterior and interior maintenance.
Within a construction team formula, Aannemingsbedrijf Draisma started working out the sketch plans and budget with the client last year. In early 2019, the final plans were finalized and the necessary permits applied for, after which implementation could start at the beginning of June. "Both in the flats and in the low-rise houses, we will work very thoroughly together with our construction partners. Among other things, asbestos will be decontaminated in all apartments, cladding will be replaced, pointing will be repaired and the cavities and floors will be re-insulated. Furthermore, the facade frames or glazing and the tiled roofs will also be replaced," Lentink explains the project. "The systems will also be addressed. For example, the homes will receive a new CO2-controlled mechanical ventilation systems, solar panels will be installed on the roof and the meter boxes will be replaced. New metering will also be installed, independent per dwelling for electricity, heating and water."

The entire facade of each individual home is meticulously taken care of.
Since June, the various construction partners have been busy realizing the plan down to the smallest details. By March 2020, the work should be completed. Some 40 professionals are working on the site every day, 15 of whom are from the main contractor itself. The rest are employees of subcontractors carrying out work under the coordination of contracting company Draisma. Apeldoorn-based Draisma is an all-round contractor, which thanks to its various departments can carry out the most diverse restoration, renovation and new construction projects. In doing so, we repair and renovate according to the requirements of our time in which sustainability, safety and energy efficiency are central," says Lentink. We do this together with our partners in the construction process in order to be able to communicate openly and transparently, as this is also decisive in this project for the successful realization and timely delivery."
