On the Rosmalense Plas in 's-Hertogenbosch the construction of an ultramodern office building, Waterfall, began in early November. In addition to the park-like surroundings (with waterfall), the transparent bamboo outer façade in particular should soon provide a special appearance. At the basis of the four-story building is a high-quality construction of prefabricated concrete.
"In August 2020 we were asked to co-develop in a construction team with HM2 Property Developers and Blok Kats van Veen Architects a new office building of 2,222 m² GLA on lot 4," says Richard Marijnissen, Commercial Director of Remmers Bouwgroep. "With the result-setting budget in mind, we actively collaborated on the construction, finishing materials, planning and logistics. The ultra-modern office will be constructed entirely in concrete; a specialty of Remmers Bouwgroep. Under the label Conferm powered by Remmers Bouwgroep, we carry out numerous projects with precast concrete structures, as well as PGS 15 buildings and other special projects in wood and concrete. Remmers Bouwgroep/Conferm has its own study and design office. We like to sit at the table with the developer and architect at a very early stage in order to arrive together at a complete, feasible and feasible design."
Technical issues in this project concerned, for example, the mounting of the bamboo cladding, he says. "But also on associated weights and wind loads, which had to be absorbed by our structure. To enable easy logistics and assembly of all prefab concrete, we divided the structure into manageable sections. By clarifying and solving these kinds of issues at an early stage, failure costs are prevented. Moreover, an enormous amount of time is saved. Often, key suppliers are also already involved in this process, so that the design is ready-made before construction work begins."
So after a very intensive period of engineering and design, Remmers Bouwgroep/Conferm has recently started the realization of the beautiful design, which will be built right next to the A2 motorway. "The new building will be able to be occupied in the fourth quarter of 2022," said Marijnissen. "Tenant will be an IT company from 's-Hertogenbosch. Because of the longer start-up period, we were able to commission the prefabricated construction from our manufacturer even before construction started. And the other parties involved were also ready to start before the first container was placed on the construction site. This definitely benefits the turnaround time of this project."
Remmers Bouw Groep/Conferm stands for tight schedules and can reduce construction times by having most things cleared up in advance. "Also in 's-Hertogenbosch, a fully operational office can be delivered with a construction time of only a few months," Marijnissen emphasizes. "Towards the freeway, a slope will be created, with a large waterfall and park-like garden, where employees and visitors will soon be able to enjoy the beautiful nature at Rosmalense Plas."
