Milestone for logistics business park near Schiphol

The development of Segro Park Amsterdam Airport, a high-quality and sustainable logistics business park near Schiphol Airport, is in full swing. Since its inception in 2016, this large-scale new construction project took off. Last February, the third phase was delivered turnkey. A milestone for client SEGRO Benelux, main contractor Hercuton and all collaborating parties.

As a turnkey builder, Hercuton bears full responsibility for the construction process, from preparation to turnkey delivery and aftercare. As a single point of contact for the client, the company integrates all parties involved in the construction process. Hercuton is part of Janssen de Jong Group's Corporate Housing Cluster and has involved sister companies Remco Ruimtebouw and pvvT in the construction. The integral collaboration saves time and (failure) costs. Moreover, the client is completely relieved of any concerns.

BREEAM 'Excellent'

The total development of Segro Park consists of seven phases, totaling some 96,000 m² of logistics space. Jan Figee, Operational Manager within the Business Housing Cluster, has been involved in the project since the preparation of the first phase. He says: "Both the design and execution of the first three phases meet the sustainability requirements of BREEAM label 'Excellent'. Reusable materials such as concrete and steel contribute to the future-proofing of the project, as do renewable energy sources and energy-saving measures. For example, Segro Park is completely gasless. The buildings are heated and cooled via various WKO installations in combination with a heat pump and underfloor heating. For sustainable energy generation, the roofs are full of PV panels." Other measures that contribute to the BREEAM label include LED lighting, water-efficient toilets and an outdoor area with plenty of greenery and waterways.

Concept-based approach

The buildings in Segro Park are designed to be sustainable and functional, but are not "square boxes. Architectural firm Mies Architecture added wooden façade sections and large window areas for a warm and inviting façade image. In addition, a canopy over the entire front facade was created from glass PV panels. Figee: "We gave substance to the design from our conceptual working method. We call that working method LEGOlization. We work with fixed, flexible elements. With these we can realize - entirely according to plan - almost any building. The elements are produced under climate-controlled conditions and delivered to the construction site and assembled on the day. This applies to the precast concrete floor and facade elements that we are using on this job, but also to the steel structures."

Phase 3 completed

Figee continues: "Between November 2016 and October 2018, we completed the first two phases, LC1 and LU1 through 6. These were respectively a distribution center of 11,164 m² and six logistics units starting at 1,500 m². In February this year, we delivered phase 3, consisting of two distribution centers: LC2 and LC3." LC2 is divisible into two equal units and consists of a 9,526 m² warehouse, 310 m² office space and 1,242 m² mezzanine. There are also 16 loading docks and 84 parking spaces. LC3 is slightly smaller with 7,138 m² of warehouse, 256 m² of office and 898 m² of mezzanine.   

Furthermore, LC3 has 10 loading docks and 64 parking spaces. Both distribution centers have a clear height of 12.20 m and a floor load of 50 kN/m². "Over the next few years, the remaining phases will be realized. The offer in these will range from small units to large-scale logistics facilities," said Figee.

Smooth cooperation

Looking back on the work, he says, "When we started in 2016, there was just a piece of pasture land. It was quite an undertaking to arrive at the high-quality logistics buildings that are there now. The smooth cooperation with the client and parties involved contributed greatly to this. Our relationship with SEGRO has now reached the point where half a word is enough. That forms an excellent basis for more joint logistics developments in the future."
