High-quality distribution center for logistics service providers

SMARTLOG Rotterdam 3 is the name of the logistics distribution center currently under construction in the heart of Rotterdam's Waalhaven. The distribution center will feature tailor-made warehousing solutions to suit today's logistics service provider.

Client for the construction of SMARTLOG Rotterdam 3 is DHG, real estate investor and developer of high-quality real estate projects. Most of its properties are geared to logistics services and are realized according to the established SMARTLOG concept. With an area of over 18,000 m², Rotterdam's SMARTLOG 3 is among the average SMARTLOG buildings. Significant is its top logistics location. By default, a SMARTLOG is located close to water, roads, terminals and airports.

Concept development

The Rotterdam port area is also where it all began for DHG. Here it bought up the first dated business premises to replace them with contemporary commercial buildings. About ten years ago, the first large commercial building came along. Time for DHG to work with Convex architects to figure out how to create the perfect commercial building at this location, suitable for any logistics service provider. "Countless variants passed the revue," Jelle van den Akker, head of asset-management, says of this development period. "Looking back, that's when the first offspring of our SMARTLOG concept was born. In the years that followed, this concept was increasingly fine-tuned and perfected with the help of all parties involved."

Extra beneficial are the transportation options to and from SMARTLOG Rotterdam 3 by water.

 

Flexible customization

The contemporary SMARTLOG has a minimum clear height of 10.5 m and a load capacity of 4 tons/m². The layout lends itself to multiple racking configurations. The user can choose narrow and wide aisles. With either choice, he has optimal use of space. A mezzanine floor above the loading docks makes it easy to adapt the building to the given business structure. "Additional office space can be provided on the mezzanine floor, but it could also be additional changing rooms or a canteen," Van den Akker explains.

Environmentally friendly transportation options

With this flexible basic design, DHG does not wait for the ideal tenant to apply, but starts building the SMARTLOG as soon as all conditions are met. This is therefore also the case with SMARTLOG Rotterdam 3. Extra advantageous here are the transport possibilities to and from SMARTLOG Rotterdam 3 by water. Goods arriving via the large container terminals on the Maasvlaktes can be delivered by barge-ship to SMARTLOG Rotterdam 3. "A big advantage now that critical consideration is being given to the CO2-emissions from logistics service providers," Van den Akker knows. "Thanks to this additional boat connection, last-mile transport is also fast, attractively priced and environmentally friendly."

Currently, construction of SMARTLOG Rotterdam 3 is nearing completion. Due to the contaminated soil, construction got underway somewhat delayed, but since the remediation of the soil, construction has been going smoothly and is over a month ahead of schedule. Even the coronavirus is not changing this. In July 2020, SMARTLOG Rotterdam 3 will be ready for its new user.
