Construction company Van der Pijl built a striking office building in Maassluis for Rederij De Jong. The requirements: a spacious building with a special design and preferably energy-neutral. And they succeeded: the building is even 'Min-to-the-Meter'.
Construction company Van der Pijl came into contact with Rederij De Jong through architect Symbiose from Sliedrecht, says Rob de Bruijn, director of construction company Van der Pijl: "We often work with this architect. The first drawings date from the summer of 2019. Because the steel structure could only be delivered in April 2020, we could only then really start construction. Last September, the building was completed. It covers some 1,000 m2 and has great architectural value."
From the client's perspective, the desire was to make the building as energy efficient as possible. "It was built according to a fully energy-efficient concept. For example, the facades and roof have a high insulation value and triple glazing has been applied with a solar control coating. Also, the entire building is FSC-certified and is equipped with a very nice installation system with heat recovery. This was installed by Klimaatservice and Elektroservice. With this system, the building is even 'Min-on-the-Meter'."
The construction of the Rederij De Jong building was carried out in a construction team. Discussions during construction revealed, among other things, that the client wanted a high-quality system for cooling and heating. Thus, at a later stage, it was decided to install windwheels in addition to solar panels and to equip the entire system with batteries. De Bruijn: "In this area, we had worked together with Klimaatservice and Elektroservice before. In this case, too, we achieved a wonderful result together, to the satisfaction of the client. The batteries ensure that the building is also self-sufficient in low wind and solar conditions. That will be the future."
Previously, contractor Van der Pijl built the Jaguar and Landrover garage in Dordrecht. In terms of design, this project was not comparable to that of Rederij De Jong, but in terms of construction and installations it was. So the contractor could draw from this experience and it was a nice reference property. Like every project, this property presented challenges for the builders. De Bruijn: "In this building, the challenge lay in the many overhangs. Then you have to keep a close eye constructively on ensuring that everything runs smoothly and fits together. We already work a lot with 3D designs and that's kind of necessary for projects like this."
Construction of the project started when corona was also around the corner in our country. This did not cause any major problems or delays, says De Bruijn: "We only had to put up some extra construction huts so that everyone had enough room to eat and take the well-known corona measures. We only had one corona contamination in the entire construction period, so that was not too bad. Especially since on peak days we were working with as many as 25 people at a time. We are especially happy that everything could continue as usual. And the cooperation with the client and architect in this project was also outstanding."
