Nine higher-end homes

Jansman Bouw of Luttenberg recently completed nine spacious apartments in the center of Havelte. The new Het Dorenbosch project is located on the site of the former Dorenbos construction company, with stores and all necessary amenities just around the corner. Not surprisingly, all the apartments were sold in no time.

A spacious living room with open kitchen, two or three bedrooms, a nice bathroom with shower and bathtub and a large balcony or roof terrace: these are high-end apartments with all the trimmings. Jansman Bouw started construction in June 2021 and delivered everything ready for living. "The residents could specify which options they wanted, such as wallpaper and floor coatings. In a building materials showroom, they could see what wall tiles, doors, shower screens, colors and the like were possible. People were able to decorate it to their liking. We also took care of the street work, the hedera fencing and sowing the grass - in other words, making it ready for living," says Gerrold Hulsman, project manager at Jansman Bouw. The installations for the kitchens were also fully prepared, so that the desired kitchens could be installed as soon as the residents had the keys. The apartments were delivered with SWK warranty and guarantee scheme.

In terms of sustainability, an above-average level was chosen. An air/water heat pump was installed with heat recovery, a balanced ventilation system and PV panels on the roof. Hollow pipes for underground charging infrastructure were installed under the parking lot to allow for charging stations in the future.

Traditional masonry

The construction company took a little longer to build than initially planned during the initial design sessions, due to a confluence of circumstances. For example, the delivery times of materials were disappointing because of the corona situation. This in turn meant that construction had to take place in weather conditions other than the ideal picture, Hulsman says. "We didn't have a harsh winter, but we did have a wet one. We always take that into account in the planning, but now there was a lot of rain. If you choose a beautiful, traditional building with a lot of masonry, that has an impact. Fortunately, the longer construction time did not cause any problems, because the future residents were able to move in at the same time as we had planned. Qualitatively, it is also not wrong to have a longer construction period. You then have more time for curing and drying. That pays off for the future residents."

Beloved spot

The first two building levels consist of brick and recessed masonry. The lines continue into the precast concrete sills. The three penthouses on top were fitted with color Rockpanel and aluminum tubes. The finishing of the eaves also consists of Rockpanel. Hulsman: "The use of materials creates a playful effect. Havelte is a typical village in Drenthe, a popular place. In the center of this picturesque village was this wasteland. Now there stands this apartment complex with its traditional materials that fits perfectly into the surroundings."
