Major renovation of 1920s rental homes

Hemubo Bouw is currently working on the first phase of a large-scale renovation of social housing of housing corporation Vestia in the Indische buurt in Delft: project Javastraat and surroundings. This phase involves 67 houses in the Javastraat. Preparations are now underway for phases 2 and 3.

Last fall, Hemubo renovated the first model home on Javastraat 12, which came about after thorough preliminary research. Before the end of the year there was sufficient support among the residents and the first preparations were made. The large-scale renovation began at the end of April this year and the last homes of phase 1 will be completed in mid-January 2023. Next spring, phase 2 will start.

Resident Choice

"We are working house by house and row by row," said Hemubo Bouw project manager Wiebe Mulder. "Each house will be thoroughly tackled. The wooden floors have decay; these will be replaced with good, new, insulated floors. Kitchen, bathroom and toilet will be replaced, where necessary. The houses date from 1920 and originally had no bathroom. That was created later, in the 1980s, on the first floor. One choice of residents is to have a bathroom on the first floor, in the position above the kitchen where there was originally a landing. However, not everyone chooses this option, as in some cases residents have realized a bedroom there. If necessary, the downstairs bathroom is replaced and the bedroom is retained. The residents who have the bathroom moved can use the old bathroom as a laundry room or, for example, as space for an extra refrigerator or washing machine."

The existing front dormers will be replaced with one with larger dimensions, creating more space upstairs. The roof tiles will be replaced and a new roof will be put on the homes, with solid insulation. "In the existing situation, there is a rafter roof on it without roof sheathing. From the loft, you look directly at the underside of the tiles. That's bad for the energy bill and also caused leaks. We make a roof boarding of underlayment panels on the existing rafters. On top of that comes roof insulation and then the new roof tiles."

The old, wooden window frames were moderate to poor and had been repaired many times. These are being replaced with new plastic window frames, which meet current requirements. The window frames are fitted with HR++ glass and new ventilation grids. The homes will also receive mechanical ventilation for a good and healthy indoor climate.

Tight planning

During such a major renovation, residents cannot stay in their homes. They will be provided a furnished guest house for six weeks during the renovation. Mulder: "In the first week we move the residents of four homes. In week two, the demolition work takes place and the next four households are also moved. In weeks three, four and five we perform the work on and in the homes, and in week six the residents can return. So we have a tight schedule."

The first residents have now moved back into their homes. "They will certainly experience the benefits of the renovation: more comfort, more space and a much lower energy bill," said Dr. K. K., who is a member of the board of directors.

Structural calculation in renovation

Engineering firm Brak & Eijlers of Gouda performed structural calculations for the houses on Javastraat and surroundings. This was necessary because, among other things, there will be new, larger dormers on the houses.

"We calculate all kinds of structures for our clients. From apartment buildings and industrial halls to annexes and roof structures for the private sector," says Rob Eijlers, owner of Brak & Eijlers. "We also assist with second opinions: then we recalculate if there are doubts."

During the renovation of the homes in Javastraat and the surrounding area, the entire roof structure was rebuilt. Eijlers: "Together with main contractor Hemubo, we measured and calculated the existing roof construction. Then we did a feasibility study. The extra space left in this project was used for additional roof insulation and to boost the comfort of the homes." 

This is not the first time Brak & Eijlers has worked with Hemubo, says Eijlers. "We work together more often, mostly on renovation projects. When homes are rearranged, it often requires structural modifications. We can also advise with a calculation what is possible, such as installing solar panels or adding an extra storey."

Injection prevents moisture problems

The outside walls of the renovated houses at the Javastraat and surroundings are preventively injected against rising damp. Injection Nederland performs this work on behalf of main contractor Hemubo.

Marco van der Zeijden, director of Injection Netherlands: "We are injecting all 67 homes against moisture under low pressure. Several houses are being treated in phases. These are old houses with brick foundations, which is where moisture problems often arise. By injecting the facades, you prevent the stucco on the inside from being affected by the moisture. We expect to complete the entire project during the year."
