Semi-circular shape, details and materials create complexity

Near forest, dunes and beach in Burgh-Haamstede, the luxurious new construction project the Dunes of Haamstede is being realized. Phases 2 and 4 have now been completed. Phase 2 consists of apartment building Zuiderduin, phase 4 of Zeepeduin: bungalows with patio or dune garden. Especially the construction of the semicircular Zuiderduin, with its many different details and materials, was complex.

These two parts of The Dunes of Haamstede include 34 owner-occupied apartments and twenty bungalows, also for sale. All homes have now been completed and most have even been occupied. Project manager Huib Schot of main contractor Bouwbedrijf Boogert of Oosterland, Zeeland, is proud of the final result. "We have delivered beautiful work, with which our client, housing corporation Zeeuwland, is happy."

Apartments and bungalows
Apartment building Zuiderduin has a distinctive rounded shape and stepped structure. The  contains a semi-underground parking basement and four residential floors that stagger slightly. On the first two floors are twice ten apartments, on the third floor a total of eight and on the top floor six apartments. All are life-proof three-room apartments with floor areas of approximately 70 m². 

Opposite are the bungalows Zeepeduin. Four blocks with a total of twenty bungalows in two types: with patio or dune garden. One block of four and two blocks of six homes. The three-room bungalows have an extra room and bathroom on part of the floor. They are generous with areas of about 125 m². One block that was originally intended to have four patio homes has been changed into eight independent living units with two common rooms for Stichting Vlinderduin, a care organization for (young) adult women with disabilities.

Complexity
What stands out are the many details and different materials used throughout the construction project. These include precast and in-situ concrete, masonry, facing brick, aluminum and preserved wood. The construction of the Zuiderduin apartment building in particular presented a number of challenges. Schot: "Here, for example, prefab concrete was used extensively and the exterior walls consist partly of masonry and cladding of preserved Fraké wood. With the standing and lying parts, this gives a distinctive look. All these details and different materials create complexity, because everything has to fit together perfectly. In addition, you have to keep a close eye on the construction time as well, because not everything is always available quickly." And then there is the semi-underground basement. The complete concrete work required a dry construction pit, including for the basement. For that, the contractor had to get rid of groundwater. But no too much groundwater should be extracted from a dune area. Therefore, a permit and an approved drainage plan were required for the entire building. When extracting larger amounts of groundwater, a lengthy application procedure must be initiated, but fortunately that was not necessary here. For the foundation itself, screw piles formed in the ground were used to cause less vibration.

Finally, precast concrete platforms with gallery slabs had to be installed. Because of the curvature in the building, these had to be well matched and made to fit.   
In addition, the long and heavy gallery elements were difficult to place by crane. "To lift these elements, among other things, we set up a heavy 130-ton crawler crane. Because it could not drive everywhere, the logistics were very important. It had to be seen to where it could lift and reach the highest point. But it all worked out!" says Schot with satisfaction.
