Many EU countries face an aging problem. This creates shortages in the labor market. To solve these shortages, many companies are turning to migrant workers. Also in the Netherlands, the labor migrant has become indispensable for almost every industry. This presents a challenge, because as a country and company, how do you make sure that the choice falls on you and not on someone else? Good housing increasingly plays an important role here.

Where people want to work is increasingly determined by housing. Decent housing for migrant workers should be a matter of course.
 

Salary, quality and price

It is not only the amount of salary that determines a migrant worker's choice, but also the quality and price of the housing offered. And it is precisely in this housing that things often go wrong. The housing shortage has increased in recent years and the objectives of local and national governments to build more housing are not being met. The result: existing housing is being bought by investors for migrant workers to live in. A disadvantage of this is that these homes are to some extent withdrawn from the regular housing market, which increases waiting times for first-time buyers, among others.

Modular construction as an alternative

So there simply must be more housing. Innovative construction methods offer opportunities for both temporary and permanent housing, especially if seriality applies.
In fact, components of modular homes are made in fixed units at the factory. Series production keeps the price low. It also allows rapid construction on site with minimal inconvenience to the environment. Thus, building becomes an innovative and industrialized process. Over time, the building can be expanded or relocated. Modularity allows the building to be reused in another location. Circular construction is thus one of the core values of this construction method.

The quality of permanent construction

Modular construction meets all residential and building requirements. The system consists of industrially manufactured building elements with high quality detailing and finishing. The elements meet the applicable Building Code, indoor climate requirements and architectural requirements. The quality is so high that a temporary building for migrants can even function as a permanent building. "The rooms are well insulated and dampen ambient noise," said John Ouburg, account manager at Wagenbouw Bouwsystemen B.V. "Also, each building level has a concrete floor, which eliminates impact noise. Due to sound-insulating materials, sound transmission between rooms is very low, ensuring privacy."

 Advanced insulation packages and cooling systems

"Sometimes clients ask, 'But that flat roof, isn't it hot?' By using advanced insulation packages and cooling systems (optional), this is no longer the case. In this area, too, WONDUR complies with the rules of the Building Code. If required, we can take effective measures to insulate a building up to an energy label A. It is also possible to place a roof construction or sloping roof, for an aesthetic effect or with solar protection. Of course, solar panels can also be installed."  ζ 

Wagenbouw Bouwsystemen B.V. (part of Dutch Cabin Group), together with Kavel44 B.V., has taken the initiative to introduce the Wondur concept to the market. The concept is built in the factory and delivered to the construction site in complete modular units. This involves looking at the optimal building configuration.
