Roofing craftsmanship in Groningen

An entire neighborhood in Groningen is being renovated, with attention to sustainability, nature inclusiveness and optimal living comfort. Commissioned by housing corporation De Huismeesters, 222 homes and 77 garage boxes will be demolished and replaced by 285 social housing units. The residential program includes five residential buildings with two- and three-room apartments and two blocks of seven row houses and will be realized by Trebbe. The roofers of Winans Dakwerken from Blokzijl are responsible for all roofing work.

Sustainability is an important theme within this replacement new construction. For example, the new situation uses ground source heat, the homes will have an air source heat pump for heating and cooling and meet BENG requirements. Solar panels on the roofs generate energy and there is also plenty of room for nature inclusivity, thanks to nesting boxes in the facades. The first piles for De Wijert went into the ground in November 2023 and the first homes are expected to be completed by the end of 2024. De Huismeesters and Trebbe will complete the neighborhood renewal in early 2027.

Long lead time, large scope

In particular, the long lead time makes this work challenging, says Peter Dibbets, Operations Manager at Winans Dakwerken. "Especially in combination with the project scope. To ensure that all the roofs are installed at exactly the right time, good planning and coordination with Trebbe is essential." 

Good water drainage, sufficient compressive strength

At the base of all upper roofs in De Wijert is a bituminous vapor retarder or PE film, he says. "On top of this we apply PIR bulkhead insulation, which allows rainwater to drain properly and guarantees sufficient compressive strength. Gravel or tiles are used as ballast. All roofs are fitted with solar panels, with express attention paid to good accessibility for maintenance and safe working at height."
