New business building that fits like a jacket

The construction of the new company building of Sanitair-Installatie Hoogendoorn B.V. is on schedule. Anyone who regularly drives past Woerden on the A12 motorway can see the progress. But also the special look and feel of the building, which perfectly matches the unique identity of the installation company. Not only the architect, but also contractor Goudriaan Jongerius Bouw and its construction partners deserve a big compliment for this.

Goudriaan Jongerius Bouw has been active in the fields of new construction, rebuilding, renovation and transformation for more than 100 years. Where possible we work with fixed partners, which results in a smooth construction process and the best end result, says director/owner Arjan Griffioen. "We have had a good customer relationship with the Hoogendoorn family for many years, who also involved us in the tender for the new building. A tender followed, after which, after being awarded, we were allowed to realize this beautiful project as builder."

Rough construction, finishing and installation coordination

The assignment for Goudriaan Jongerius Bouw is threefold, Griffioen explains. "First of all, we realize the shell building, commissioned by Hoogendoorn Beheer. In addition, we are coordinating the installations, which have been contracted out separately by Sanitair-Installatie Hoogendoorn B.V.. We are also currently busy working out the finishing touches, looking after the interests of both the landlord and tenant."

Many similarities

"It is pleasant working for Sanitair-Installatie Hoogendoorn B.V.," he emphasizes. "Our corporate culture and approach correspond on many fronts. We give each other the work and don't make things more complicated than necessary. We are both practical and efficient, which makes meetings and alignments go quickly. We have quick insight and clarity and both strive for the highest attainable quality. By giving each other space and keeping each other focused, we can achieve great things. The new building of Sanitair-Installatie Hoogendoorn B.V. proves this."

Ground improvement

The new building of approximately 3,000 m2 of floor space provides space for various offices and meeting rooms, a modular production workshop, a warehouse with grab stocks, a materials receiving area and a large company canteen, among other things. In addition, space has been reserved for possible workplace expansion in the future, says Frank Aartman, project manager at Goudriaan Jongerius Bouw. "Because the new building will be realized on peat soil, we started this project with extensive soil improvement. This involved excavating about six meters of peat soil and replacing it with industrial soil. We then started construction in the third quarter of 2024."

More than a standard commercial building

"At the base of the building are precast piles and precast foundation boxes, with insulated floors, a steel structure and hollow-core slabs with pressure layers on top," Aartman says. "The facade consists of sandwich wall cladding, while steel roofing sheets were chosen for the roof." Special compared to 'standard' commercial buildings are, for example, the rounded corners and facade slats, Griffioen explains. "And the atrium and roof terrace also make the project multifunctional. Clear attention has been paid to the architecture and look and feel, which perfectly suits Sanitair-Installatie Hoogendoorn B.V. The same goes for the high sustainability ambition."

Comfortable, durable and generationally stable 

"The building we are in now has served us for 75 years," emphasizes Marco Lek, project manager at Sanitair-Installatie Hoogendoorn B.V. "We have the same ambition for our new building, which has to be comfortable, sustainable and generation-proof." Therefore, the building will be realized according to the standards of GPR Gebouw. "Here we are using, for example, sustainable plastic roofing, FSC wood and recycled concrete," Griffioen said. "Furthermore, we are committed to reducing materials and waste is actively separated on construction. In this way, we keep the ecological footprint as small as possible." 

Alignment in BIM

In order to properly coordinate construction work and installation techniques, 3D/BIM is being used, among other things. "All relevant parties provide their drawings in IFC format, so that they can easily be read into the 3D model," Aartman says. "In addition, they get access to the Autodesk Construction Cloud, which gives them continuous access to the most up-to-date data." All partial models are regularly clashed with each other, Lek says. As an example, he mentions the parapets, in which both the electrics and a recess for the plumbing are installed. But also the warehouse racks, where the cable ducts must run neatly between them. "By coordinating this well in advance, run-ups and delays in construction are avoided."

Finger on the pulse

"Construction progress is monitored with an overall schedule, agreed upon before the start of work," Aartman says. "With the six-week schedules derived from this, foreman Bas van Veen continuously keeps a finger on the pulse. Because we have a construction meeting every two weeks, with an installation meeting before that, unforeseen circumstances are not an issue and progress is continuously monitored. Subcontractors and suppliers are contracted on time, allowing sufficient preparation time. This also benefits planning and quality. We like this working method very much and we look forward to the delivery with confidence."
