In the Waterlandplein neighborhood in Amsterdam-Noord, on the site where the IJdoorn School once stood, the Ymere housing cooperative and HSB Bouw are building 141 social housing units. The units will be spread across five buildings, with a green courtyard in between. IJdoorn is situated at an urban planning pivot point between the old Tuindorp Nieuwendam and Waterlandplein. It is also close to city route S115 (Volendammerweg) and the Werengouw, which made noise barriers necessary.
Thanks to Mview balcony glazing and Silent Air ventilation strips from Mview+, residents will soon be able to enjoy their outdoor space in complete peace and quiet. Furthermore, these solutions fully meet the residential and noise comfort requirements of the Building and Living Environment Decree (Bbl) and the City of Amsterdam.
In our densely populated country, you can hear noise almost everywhere—from road traffic to air traffic, train traffic, the sound of wind turbines, and other environmental noises—all of which must be reduced to make activities such as living possible. “The IJdoorn project also had to deal with high noise levels,” says Waldo Duin, director of Mview+. “This was primarily due to road traffic. Appropriate measures were necessary, even after the municipality decided to lower the speed limit.”
Commissioned by HSB Bouw, Mview+ installed M-view balcony glazing on the balconies facing the noise-exposed sides of the building, which in this case reduces noise levels by up to 13 dB, says Duin. “What’s unique is that Silent Air sound-absorbing ventilation strips have been installed along the sides of the balcony glazing, ensuring that the minimum ventilation requirement of 3 liters/m²/sec specified in the Bbl is easily met. Residents are assured of sufficient airflow to their outdoor spaces behind the balconies. Furthermore, the balcony glazing provides an ‘extra layer of insulation,’ allowing residents to save on their energy costs as well. This beautifully combines affordable housing with maximum living comfort, adequate ventilation, and pleasant noise reduction.”
Because the Silent Air sound-absorbing ventilation strips are available in a variety of colors, they blend in beautifully with the buildings' aesthetics.
