At Logistics Park Moerdijk (LPM), DSV is working on the construction of the largest distribution center in the Benelux. For this project, Mathieu Liebau is attached as project manager from DSV. "It's so big, there are so many eyes on it, then you want to do it right," he says.
DSV seized the opportunity with both hands when it was given the chance to build this size warehouse at Logistic Park Moerdijk, Liebau says. The size of the project is impressive: more than 240,000 m2 of storage space, divided into ten halls, with a mezzanine of 38,600 m2. The building will be equipped with 190 docks, 1,000 parking spaces on the roof and office spaces.
Liebau emphasizes that with this size, you have to think carefully about landscape incorporation. Accordingly, the nearly four-kilometer perimeter of the building will be given a natural blue color, with sloping elements and subtle lighting. "At such a high-profile location on the A17, you can't just put up a standard box. We want to be proud of the building."
More than 650 different companies are working on the project, from construction companies and carpet suppliers to data suppliers and electricians. Vrolijk Group is responsible for the construction, and it is going well: "Construction is even ahead of schedule on some points thanks to the favorable weather," Liebau says. He also praises the cooperation with the Moerdijk municipality and the port area. For example, an internal lane has been built to relieve pressure on the highway. Also, a bus will soon stop near the entrance to the property.
DSV is aiming for BREEAM Excellent certification for the building. "There will be 12,904 solar panels on the roof and one hundred charging stations for normal cars, plus for now three charging stations for trucks," Liebau says. Another hundred poles may be added on the roof. Attention to the environment is also evident in the choices of building materials and waste management.
Construction of the massive project is not without its challenges. "In the first design, for example, we had a parking lot on the side of the building. Those who work in the back offices then had to start their day with a one-kilometer walk. That's not very practical. That's why we now have parking on the roof with multiple entrances all around." The nine warehouse offices and the headquarters are equipped with the same facilities, such as canteens and a private garden, for the same reason. There will also be 32,000 m2 of green space around the building. Liebau: "This will bring more biodiversity to this location than there was with the original agricultural land." Completion is scheduled for the end of 2025. Starting in 2026, DSV will occupy its new distribution center in phases.
