New Player in the Market of (Semi-) Permanent Residences

New Player in the market of (semi-) permanent housing

The Netherlands has been facing a housing shortage for some time. It can be seen that with current construction there is no quick solution to curb this shortage. Target groups particularly affected by this are starters, students and so-called emergency seekers. To meet this high demand, three young entrepreneurs from Noordwijkerhout Stephan van Schie, Ruud Warmerdam and Benjamin Wessels have founded RS-Housing. They deliver within 3 months from complete houses to housing complexes and student studios and this also affordable.

(Semi-)Permanent dwellings

RS-Housing builds its homes using Light-Cage steelframe as the basis. With this base, a modular construction concept has been developed. All modules are designed and built so that they can be easily transported via truck and/or ship. Once assembled, the homes look like one unit and will meet the latest standards anno 2021.

''Permanent building code, but for the price of temporary''

This is something new says Benjamin Wessels, Sales Manager and Partner of RS-Housing. We have been working on this for a long time and have set up our own unique production line, with which we can realize 1250 housing units per year from now on. In the Netherlands, the requirements of permanent housing are getting higher and higher. For example, in 2021 there will be the BENG standard (Near Energy Neutral Buildings) this standard will replace the old EPC that was last adjusted in 2012. This ensures that an important step is taken, to reduce the energy consumption of homes and buildings. With the achievement of these requirements, we want to offer our customers a form of high-quality price/performance that is very unique, in this rather overstrained housing issue.

Disruptor

RS-Housing says it wants to shake the current market loose. Quality can go up and price can go down. This is a big reason the gentlemen started this mission. Affordable and good housing, should be available to everyone. In many villages and cities, there is an increasing form of nuisance from the migrant workers who live with 10 people in a house that is far too small. With their own building methodology that they have developed together with their partners, they offer a suitable solution for this. Because of this, the expectation is that besides the standard social solutions, such as municipality and housing corporations, also the real estate investors, detached growers and employment agencies are convinced to offer a sustainable living environment and living conditions to the so-called emergency seekers.

Steel Frame Building

It is a type of construction that is not very well known in the Netherlands, but is certainly growing in size. Because the houses are standardized, it is easy to produce them in a factory on an assembly line. This makes building a steel frame home to 60% faster than standard construction methods. Because of this standard, all of our homes are finished with high-quality materials. Steel is seen by many people as environmentally unfriendly. This image that people have on steel is unjustified. Steel is 100% recyclable and has a long lifespan. Currently in the Netherlands, 95% of all steel that is dismantled (scrapped) is recycled. The beauty of this is that steel does not lose quality after each recycling process.

The future

As of December 1, RS-Housing will go live! In January it is planned to place the Mock-up houses in Noordwijkerhout, so that everyone can admire the houses. Hereby they also invite everyone to admire the homes. The location of these homes will be mentioned later on their own social media pages.
