The monumental part of the old fabric factory will remain. In it will come the Schellens City Hall: a place that will accommodate current creative tenants, as well as pop-up concepts and events. Construction is expected to begin in 2023.
Of the 330 homes in the new construction project, a large portion will be medium and social rental, and a portion will be private sector housing. These will all be energy-efficient "all-electric" homes, with generous outdoor spaces and plenty of greenery. Stayinc director Simon Jansen: "We believe that everyone should be able to live comfortably in the city center, including people with smaller wallets. Currently, there are too few social rental housing units and middle rental housing units available in the city center. With this project, we are making a substantial contribution to increasing housing in the social and middle rental segment."
The development of the Schellensterrein will give Eindhoven a mix of housing, small-scale commercial facilities and a "hall for the city. The Schellensterrein is one of the eight focus areas in the downtown densification vision of the Municipality of Eindhoven. Central to this vision is the creation of more housing for all target groups in the city center. With the development project at the Schellensfabriek, we are ensuring that hundreds of Eindhoven residents will have an affordable home. And that in an iconic building in the city center. It will be a new vibrant place where you can enjoy living, working and meeting each other."
The new Schellens factory was designed by Diederendirrix. The design of the residential section is striking for its stepped structure with lots of glass and greenery. The upper floors form a bridge. This will contain apartments with a unique view of Eindhoven. Private terraces with a diversity of plants and trees can be found throughout the building.
The heart of the old Schellens factory will be transformed into the Schellens City Hall. This monumental part will have a large roof terrace, with plenty of space for greenery. Current tenants, such as the City Brewery, Studio Sander Mulder and the Lucifer Coffee Roastery, have contributed ideas for the new concept. The new Schellens City Hall will have space for tenants who want to work here. There will also be a flexible space especially for larger events such as Glow and Dutch Design Week.
In 1902 Leonardus Schellens built a trijp factory on the Dommel River, at the corner of Bleekweg and Vestdijk. Trijp is a fabric made from the hair of an angora goat. This precious fabric is used for furniture, carpets, wall coverings and luxury clothing. Over the years, Leonardus modernized his factory and further expanded the premises. In 1927, he had the monumental building built at the rear of the Schellens complex. The last expansion was in 1954: then they built the part that now houses the City Brewery and the Tasting Room.
