Originally designed as a conventional warehouse, the distribution hub on the Borchwerf II industrial estate has been fully adapted to meet customer-specific requirements and wishes, says Marcel Michielsen, General Director of ASK Romein Bouw. "During the design phase, additional parking facilities and docking options for delivery vans were added, among other things. We also made preparations for refrigeration and freezer units and specific sprinkler facilities. Sufficient daylight, optimal sightlines, a spacious canteen and sophisticated site design will soon contribute to a safe and healthy workplace for all employees."

Delin Property believes in the future of e-commerce and provides leading companies in this market segment with their logistics needs. Thus, the real estate company has signed a long-term lease agreement for a 'built to suit' new building with approximately 20,300 sqm of warehouse space, 2,650 sqm of offices, 950 sqm of mezzanine and 375 parking spaces, including 100 for delivery vans. "ASK Romein Bouw and Delin Property have been jointly developing and optimizing this E-Commerce distribution center since 2019," says Tom Kropf, Commercial Director of Construction at ASK Romein Bouw. "Because we have all facets in-house, from the design phase and BIM engineering to (prefab) production and after-sales, we can build quickly, efficiently and sustainably. Exactly according to our client's specifications and wishes. Moreover, we are very flexible. Properties that also come into their own in this turnkey project. For example, we also coordinate the early access of all tenant facilities so that the distribution center can be put into operation very shortly after delivery on December 1."

Instead of one large distribution center, the design was eventually divided into three hall sections: A, B and C. "The first pile for Hall A and B went into the ground on March 16," Kropf said. "The main load-bearing structure of the new building will be made of steel. In addition, we are using concrete facade skirting and contrasting sandwich panels. This results in a high-quality aesthetic appearance, which is enhanced by setting up the sprinkler tank not outside but inside."
