Wind and waterproof a home within a day: circular construction with Kingsize walls

The housing shortage calls for solutions that are not only fast, but also sustainable. In Oppenhuizen, housing corporation Elkien showed together with Bouwgroep Dijkstra Draisma (BGDD) that speed and circularity can go hand in hand. By building smartly with prefab wood frame houses and innovative Kingsize walls from Faay, it became possible to deliver a complete house wind and watertight in just one day.

Smart demolition-new construction concept: quick return to the neighborhood

The project in Oppenhuizen revolved around replacing outdated social housing. The challenge: residents had to be able to return to their familiar surroundings as quickly as possible and temporary housing had to be able to be reused quickly. At the same time, Elkien and BGDD set high requirements for sustainability. Bio-based and circular materials had to minimize the environmental impact.

Prefab in optima forma: plug and play on the construction site

The solution was found in BGDD's own factory in Dokkum, where fully prefabricated timber frame houses were produced. Thanks to an optimized process, it became possible to assemble one house per day wind and watertight on site. A crucial link in this: the application of Faay Kingsize walls.

These biobased prefabricated interior walls feature a core of flax. The fiber-reinforced top layer and integrated installations make the system plug-and-play. Using a crane, the walls are installed during the structural phase - fully prepared, including electricity and piping. This saves valuable time and increases the quality of construction.

Biobased building with measurable impact

The result: twelve highly sustainable social housing units, with all-wood construction, bio-based insulation and a remountable structure. By using materials such as wood fiber insulation and flax, no less than 154 tons of CO₂ were sequestered and 120 tons of CO₂ emissions were avoided. The FSC-certified wood used also contributes to long-term forest protection: 8,726 m² of forest are thus protected for 30 years.
