With Bouwbedrijf van de Ven, Jumbo has chosen a familiar face for the construction of its mechanized national distribution center (NDC). "Following on from the new construction, renovation and expansion of the Jumbo head office in Veghel and the construction of several distribution centers in the same location, we took care of the architectural, structural and installation work at the distribution center in Nieuwegein. Including associated infrastructure work," says Toon van Hout, Project Manager at Bouwbedrijf van de Ven. The distribution center initially has a floor area of approximately 45,000 m² and will focus on so-called medium and slow move products. The number of items in this category of longer shelf-life products will rise to over 14,000 in the coming years.
The distribution center at De Liesbosch has heights of 18 and 25.5 meters. "Under the concrete foundation, 588 precast piles are provided. 11,500 Mini Vibro piles support the first floor," Van Hout says. "The superstructure consists of a steel structure with steel roof plates. On these roof plates, we applied PIR insulation with PVC roofing over it. The facades are equipped with a so-called inner box with insulation and an outer plate construction. A combination of aluminum facades and curtain walls was chosen for the facade finish. To ensure optimal daylight access and for aesthetic reasons, transparent polycarbonate panels have been incorporated in several places. The rear façade on the west side is made entirely of aerated concrete, to allow for possible expansion in the future."
The distribution center has 2,400 m² of office space. "In addition, we installed 3,500 m² of first-floor floors," says Van Hout. "For the trucks, 67 docks have been constructed and various paving (stelcon plates) have been provided around the building, including a large truck parking area. In addition, a parking garage was built with space for 1,277 cars. Various speed gates and fencing ensure a sophisticated logistics process, while unauthorized persons have no access."
Upon completion, the distribution center had to meet the highest BREEAM-NL standards. "To fulfill this, we involved our own BREEAM expert in addition to BREEAM expert W4Y," says Van Hout. "Thijs de Rooij, work planner at Bouwbedrijf van de Ven, made an overview of all the credits applicable in this project, including a brief explanation. He also documented who had the obligation to arrange, deliver and/or perform certain items on the job. Every 2 weeks a work meeting was scheduled in which not only the progress of the work was discussed, but also all BREEAM aspects. In addition to Jumbo and W4Y, architect Davinci Vastgoed, structural engineer Bouw-adviesbureau van der Zanden BV and all installers were also present."
To qualify for the BREEAM-NL 'Outstanding' certification, the new building is equipped with PV panels and a process plant that provides so much heat that traditional heating is no longer needed. In addition, LED lighting has been installed throughout. "Sustainable building materials were used as much as possible during construction," says Van Hout. "Besides the use of concrete, steel and plastics with a high recyclable value, raw materials from the so-called 'secondary source' were used wherever possible. Before construction began, the existing buildings in the industrial park were demolished. We used the resulting mixed granulate, among other things, to level the hall. All residual materials and construction waste were actively separated and disposed of through a single distribution channel."
Shortly after completion, Van Hout looks back on a successful but also challenging project. He cites the construction of the ring road as an example. "On the industrial estate we had to deal with various companies that also had to remain accessible during the construction and construction of the new ring road. This forced us to carry out all the infrastructure work in phases. In close consultation with the companies, of course." A second challenge involved cooperation with the company Witron, which supplied and installed the mechanical plant for the distribution center. "At the time of commissioning, the mechanical system had to be fully ready and tested. In order to make this possible, Jumbo and Witron communicated various dates on which part of the building had to be delivered so that the system integrator could start building the installation on time. We met all these milestones as well as the final delivery on March 5, 2020, without any problems. Thanks in part to good coordination and excellent cooperation with Jumbo and our construction partners."
