Directly adjacent to rural areas, in a location that is being developed with care, with high specifications and ambitions of both developer and user. The building will be built by Aan de Stegge Twello, a builder that operates turnkey and delivers ready-to-use. “This will be a high-quality distribution center with modern office facilities and various user-specific spaces,” says commercial project manager Evert Veerman of Aan de Stegge Twello.
Client Somerset Capital Partners specializes in the development of high-quality logistics real estate. The building is being developed for end user Liander, one of the largest utility companies in the Netherlands. Liander will also be the main user and will store various materials for construction and management of the electricity network in the building from mid-2021. A party with a heightened set of needs and requirements. “Think for example of high-quality office and work spaces, a calibration room and high-quality storage facilities,” Veerman said. “The floors and parts of them must be settlement and vibration-free, so that heavy equipment can be used as well as highly sensitive calibration work. At the same time, the developer wanted to keep the building suitable for all uses in the long term - including high-end distribution in the future.”

No ordinary DC then, including extensive glass windows over several floors and suitable for use by multiple tenants. On the other side of the front facade are office and storage spaces for a second user, a separate self-contained unit with associated mezzanine and offices. This part of the project has its own entrance and exit and ample parking. “As a turnkey builder, we are also providing the site layout; a landscape architect has been engaged in connection with the incorporation,” continues Veerman. “Extra attention has also been paid to the separation of flows of people and transportation, including a walkway over the freight route. The building will be 33,000 square meters and have dozens of loading docks.”
DC Noordkaap Apeldoorn will be built on a plot of over 7 acres in the northeastern tip of Apeldoorn. The building will be heated and cooled using air source heat pumps. Somerset Capital Partners is having the entire roof fitted with solar panels in-house, achieving the BREEAM ‘Excellent’ label. Construction will take approximately 35 weeks under contract. This means that the erection of the steel structure and the assembly work of facade, roof and even loading docks are often carried out simultaneously - whether or not in the same building segment.

“It's long gone from building these kinds of projects in the traditional way. After all, it's about assuring quality, incorporating user function and planning and tuning. This DC is completely designed in 3D - incorporating components from all building partners, including visualization of use. This makes construction in itself a matter of assembly. Installation company Barth is involved in the realization as a total installer. Together, the aspect of sustainability is taken up. There is daily consultation with construction partners regarding the status of the work and biweekly with the client and user. Liander is present, so that we can deliver the building not only turnkey, but also ready for use,” concludes Veerman.
