Platform on new construction, renovation, restoration and transformation
Among Rotterdam's high-rise buildings, The BaanTower occupies a prominent place. The 159-meter-high residential complex in the Baan Quarter combines distinct architecture with sustainability. The tower has fifty floors with a total of 427 housing units. Eyecatcher is the open plinth structure, with which the building literally floats over the Hoornbrekerstraat. RED Bouw B.V. called on the expertise and formwork solutions of PERI BeNeLux B.V. for the complete shell construction. “In the preparatory phase, we advised on the correct construction methodology and the Plan of Action,” says Martin Pols, Project Sales Highrise at PERI BeNeLux B.V.
“To make the open plinth structure possible, five imposing column arches of eighteen meters high were realized,” Pols says. “They are literally and figuratively the foundation of this striking design and are both structurally and aesthetically defining. Each column was poured in one pour, which is exceptional at this height. Because the arches remain visible, maximum precision was required in concrete quality, size and surface.”
For this, PERI developed a customized solution based on the VARIO GT 24 formwork system, combined with the VARIOKIT system and the PERI-UP scaffolding system. “The ‘2x set and 1x close’ method made it possible to work efficiently: two arches were prepared and one closed each time. This phased approach increased construction speed and made it possible to complete all five arches in just five weeks - an achievement in terms of scope and speed.”
RCS-C hydraulic climbing formwork was chosen for the concrete core of the building, which climbs crane-independent and is several stories ahead of the rest of the building, Pols said. “A special detail is that two containers climb with the core, giving employees a place to confer and/or take a break.”
The floors are formworked with the innovative PERI SKYMAX panel formwork system. “This lightweight, modular system with panels of, for example, 2.00 x 1.00 m enables fast forming and stripping. Because assembly takes place from the level below, it also ensures a high standard of safety on the construction site.” The lightweight DUO plastic formwork system was used for the columns. “This modular system is made of a polymer composite and suitable for walls, columns and floors. Its low weight and easy assembly increase efficiency on the construction site.”
The RCS-P hydraulic safety screen, which also climbs crane-independently, was chosen for the rough-and-tumble. “The screen provides optimal protection against falling hazards and falling objects and creates a safe working environment. Within this screen, work such as concrete work, insulation and façade assembly is performed. Once a floor is completed, the screen hydraulically climbs up to the next level.”
Both the RCS-C core climbing formwork and the RCS-P safety screen use the RCS MAX hydraulic climbing system, Pols says. “This is a further development of the proven RCS system and increases the level of safety by allowing multiple platforms to climb simultaneously. The result is fewer operations and a shorter cycle time per floor.” With the completion in late 2026, PERI proves once again that it not only makes construction projects safer, but also more efficient.
