A luxurious new wellness resort with 127 modern hotel apartments and a wide range of facilities was completed in De Stok recreation area in Roosendaal in early March. Otium Wellness Hotel Roosendaal was built against the existing wellness center of Thermen Roosendaal. The hotel has a total of 5 floors with a lobby, restaurant, casino and wellness center on the first floor. On the upper floors are the conference area and the hotel apartments, many of which overlook a beautiful pond. Bouwbedrijf van de Ven was responsible for the construction, installations and infrastructure work of the impressive hotel and associated lobby, commissioned by Otium Vastgoed B.V. The Veghel-based construction company also coordinated the permanent furnishing of the hotel rooms. On behalf of Thermen Roosendaal Vastgoed BV, it also handled the finishing of the conference room, rest room and wellness center.
Construction of Otium Wellness Hotel Roosendaal began in August 2022. "The new building was founded on prefabricated piles," explains project manager Thijs de Rooij, who was in daily charge of the construction work. "On top of this, a first floor of insulated hollow-core slabs was made. We then constructed the high-rise entirely in-house with precast concrete columns, precast concrete beams and hollow-core slab floors. Load-bearing facades of precast concrete complete the precast idea."
For the low-rise section with the lobby, conference room, wellness lounge, rest room and wellness restaurant, a steel structure with hollow-core slabs was chosen. "The low-rise section features large and transparent curtain walls, combined with a small section of aluminum composite panels," says De Rooij. "The first floor of the high-rise section is finished in masonry. On all floors, wood frame elements were mounted. The HSB elements were prepared in our own factory in Veghel and transported just-in-time to the construction site, where they were finished with wood-look HPL panels and aluminum composite frames. All window frames are finished in aluminum."
In the wellness garden surrounding the hotel, Bouwbedrijf van de Ven carried out various concrete works, under the direction of project manager Toon van Hout. "In total, we made six concrete foundations/objects for the further layout of the garden," he says. "As an additional task, we also completed several shell rooms."
The space in front of the casino was delivered as shell and will be finished by the tenant on its own. "And on the ground and second floor of the low-rise building, too, casco spaces were initially envisioned," Van Hout says. "In the spring of 2023, the plans for this were still concretized. This allowed us to begin the finishing work exactly one year after the start of construction."
All 127 hotel apartments are finished down to the permanent furnishings. "The apartments are suitable for 2, 4 or 6 persons and partly sold individually," says De Rooij. "This created additional returns for the realization of this project. Because the furnishings were predetermined, buyer wishes were not an issue. This allowed us to keep speed in the project. Last March, we were able to deliver Otium Wellness Hotel Roosendaal to our clients complete and on schedule."
