Tight facades, tight schedule

Veerhuis Bouwsystemen contributes to this with an efficient facade system. Together with partner companies MM Staal and Steel Framing Holland, Veerhuis is also responsible for the eaves, balcony fences, entrance portals and various steel frames.

The CJ drives are the second of five phases in a large-scale improvement maintenance plan for housing corporation Mitros. As a chain partner of contractor Hemubo, Veerhuis has been involved from the beginning. "In the first phase, the ACA drives, we provided all the facade work except the HSB elements," says Veerhuis co-owner Niels Melman. "We are now applying the improvement points from that phase to the CJ-drives."

Exterior wall insulation and stone strips

Melman continues: "In close cooperation with Hemubo and Schipper Kozijnen, for example, we further optimized the facade finish. The misalignment of the facades posed a challenge here. We now catch this by measuring and plotting everything digitally." Veerhuis is applying a quick-to-assemble exterior wall insulation system to the end walls. This system consists of an EPS insulation layer, a mortar fabric layer and a finish of Sto stone strips. The side facades are provided with ready-made facade elements by Schipper Kozijnen.

Fences like new again

In addition to the facade system, Veerhuis produces the steel structures for the raised eaves and the steel frames for the parapets. The balcony railings, which are being reused, MM Staal makes them like new again. Melman: "We disassemble the railings, and then straighten, repair, de-paint, powder coat and galvanize them. We also provide them with aluminum cladding, which acts as privacy screens while contributing to a calm, unified facade image. Finally, we reassemble the fencing."

Lean 

In February of this year, Veerhuis started work on the CJ drives. The schedule is LEAN, and therefore tight. Melman gives an example: "The production time for the balcony fences is 4.5 weeks. The planning includes 5 weeks for that. If, for example, something does not go according to plan during galvanization, we have little margin to make adjustments. One of the points for improvement that we took with us from the ACA flats is that we identify such bottlenecks quickly and respond appropriately. The daily stands from Hemubo lend themselves ideally to this." 

Smooth cooperation

Another point for improvement is that all parties work with the same drawings and dimensions, which are based on 3D measurement data. Especially for facades, where elements from different parties have to fit together, this offers advantages. "Other than that, it's just important to do what you agree on," Melman says. "That goes well here. Cooperation with Hemubo and the other parties is going smoothly and, with 3 more phases to go, will only get better."

Window frames come in all shapes and sizes. There is new construction, remodeling, repair and, of course, renovation. Wesselink window frames falls into the latter segment.

"For the Jeanne D'Arcdreef in Utrecht, we helped make the stairwells safer," says work planner Marlies Radstaake. "Within the existing building framework and the requirements set for the stairwells, we delivered a custom product of interior window frames. Although we are not specialized in this, we can provide our customers with sound knowledge and our service."

Wesselink kozijnen specializes in inner-city renovation. "We operate particularly in the heart of Amsterdam, with sash windows, 'sash-look' window frames, arches, skewings and all possible decorative rebates," says ass. company manager Hanneke Ovink-Menkveld. "With our products we try to incorporate as many new requirements and comfort into the existing look as possible. In addition to producing window frames, we can also provide complete measuring and assembly."

Transformation with ready-made facade elements

In Utrecht, 1,800 porch apartments are being renovated. Currently, the flats on CJ-dreven are undergoing a complete transformation. This is happening, among other things, with the facade elements of Gevelconcept. "We produce ready-made elements for this work, so including frame, glazing and finished with cladding," says commercial director Alex Huibers.

"The cladding is an Etex Group product, from the Equitone de Linea white and Tectiva brown series." He indicates that this appearance has been well thought out. Although Gevelconcept can also provide the assembly, here it is done by a partner of Hemubo, Schipper Kozijnen. "A company we work with on a regular basis." According to Huibers, a lot of attention is paid to the assembly of the facade cladding - the sheets are glued in place. A total of 14 porches and thus 1,200 elements are involved. These are delivered on 3 trestles with a total of 12 elements. They are transported several times a week. "This is done just-in-time; as soon as they are delivered they are processed. Production is faster than delivery so we have built up a stock."

Huibers points out that although extensive, this project is just the tip of the iceberg. "In the Netherlands there are 30,000 similar homes in need of renovation. So we will see this kind of project on a regular basis in the coming years."
