The modern and XXL distribution center on Zwarte Zeeweg at Distripark Maasvlakte West will have a lettable floor area of 60,000 m², divided into four halls, each with its own office space. Commissioned by main contractor De Vries en Verburg, Batenburg Installatietechniek Monster will provide the mechanical and sanitary installations for the new building, based on the STABU specifications of installation consultant Valstar Simonis and in accordance with the BREEAM-NL 'Very Good' ambition of the building owner.

From the final delivery at the end of June, the entire new building must function all-electric. The climate systems make an important contribution to this, says Wim Wigleven, Head of Projects at Batenburg Installatietechniek Monster. "The halls will soon be heated and cooled by means of air/air heat pumps in combination with thrust fans, which ensure that the warm air is efficiently pushed down and the heat is well distributed. Two air handling units will be installed in halls A, B and C, providing a sufficient supply of fresh air. Hall D will have four air handling units. A sophisticated combination of underfloor heating, VRF systems and air treatment was chosen for the offices. In total, we are installing 14 air handling units and 78 heat pumps for this new building. On our advice, we chose duo heat pumps, with one outdoor unit for every two indoor units. This saved a lot of installation time. In addition, the design optimization provided greater security of supply." Wigleven praises the open mind of Valstar Simonis, which was very open to ideas and optimizations in the process from preliminary to final design. "In consultation, we also chose a different type of air handling unit with a sophisticated control installation, supplied by our regular supplier."

A new distribution center for Dudok Logistiek Vastgoed is being built in the port of Rotterdam.

A particular challenge in this project is the schedule, Wigleven explains. "We started the new construction in mid-January, and as early as the end of June the complete project must be delivered. To meet this short construction time, we opted for a flexible deployment of personnel. Moreover, we scaled up labor considerably. At peak times, 10-12 mechanics were on site. Our mechanics and subcontractors collectively put their shoulders to the project. The result is a homogeneous and hybrid team, realizing both the mechanical and sanitary installations." The sanitary installations include the indoor sewage system, the condensate drains for the heat pumps in the halls, the cold and hot water systems in the offices and all toilet groups.
