The construction of DC JYSK in Lelystad is proceeding apace. In the completion phase, everything revolves around timing and coordination. For DAS Bouwsystemen this means: looking ahead, switching gears and continuously keeping an overview.
DAS Bouwsystemen is handling the complete interior finishing of the distribution center, commissioned by main contractor Willy Naessens Netherlands and partner Vrolijk. “We are doing the complete interior finishing, from floors and walls to ceilings and interior,” says Vrolijk. Project manager Kevin de Wijse directs the work outside and monitors progress. From the office, Omid Abdi takes care of work preparation and drawing. “As director of projects, Omid has a helicopter view of the project.”
The biggest challenge is in the organization of the work. Different building sections are far apart and the schedule leaves little room.
“There is zero slack in it and we are still running tightly on schedule,” De Wijse says. This requires a different way of working. Looking several weeks ahead and using digital tools to get employees working with the most up-to-date drawings. The teams also continuously coordinate among themselves. “We are always looking ahead and making sure we stay on track,” he says.”
Although the finish is basically familiar, the project requires extra attention in parts. For example, many disciplines come into play, including sand-cement floors, seven different types of floor finishes, various wall finishes, painting and computer flooring. Wood wall cladding also stands out. “With Spigo wooden wall covering, that will be an eye-catcher,” says De Wijse.
In addition, strict rules apply on the construction site. Safety requires discipline from all parties. Because of sustainability requirements, waste separation also plays an emphatic role in the execution. Materials must be disposed of not only by type but also by type, which requires extra discipline on the construction site. According to De Wijse, the strength lies in flexibility and cooperation. “We adjust our planning accordingly and make sure we can keep up with the pace.”
