Looking through the eyes of investor, builder and user

GEFCO Forwarding recently moved into SEGRO Logistics Centre Schiphol, a new commercial building at Schiphol Trade Park in Hoofddorp. Construction and furnishing meet the highest standards for distribution centers. The building also has a beautiful appearance. Throughout the project, client and construction company Aan de Stegge Twello combined their insight and expertise.

SEGRO - investor, manager and developer of logistics and industrial real estate - was the party that selected the property to add to its real estate portfolio. "We are constantly looking for properties with which we can expand our services," says Eelco Ouwerkerk, managing director of SEGRO in the Netherlands. "The distribution center at Schiphol Trade Park has an area of 17,136 m² and is in a high visibility location from the A4 motorway. It meets the needs of airport-related, logistics parties."

Good relationship

SEGRO takes a selective approach to site selection. All its properties aregen in prime locations and are sustainable, future-proof and innovative. They have charisma and meet the highest certifications. "The building at Schiphol Trade Park therefore fits our portfolio perfectly," says Ouwerkerk. "The cooperation with builder Aan de Stegge Twello - strong in speed and flexibility - was also excellent. There was mutual understanding of the goals set."

Fast switching

"We had to look through the eyes of investor, builder and user," Ouwerkerk continues. "In order not to stagnate the construction process, we had to constantly move quickly without losing sight of our interests - sustainability, safety and appearance. According to Aan de Stegge Twello, we succeeded in this."    

No less challenging was the process for Aan de Stegge Twello. SEGRO's high quality requirements worked their way through all facets of design and construction. "The project was extensive and everything had to meet the highest standards," says commercial project manager Evert Veerman. "For the storage, the safety standards according to TAPA-A applied; for the building and construction method, the BREEAM 'Excellent' certificate."

The new building is conveniently located to highways, airports and water.

Short time span

For design, permit process and construction, Aan de Stegge Twello had barely a year. 15,000 m² of warehousing and 2,500 m² of office had to be handed over to the client in April 2020. Veerman: "We had to show high speed for this, without giving a finger to quality. During the procedures, including the approval of aesthetics, sustainability and road safety by Schiphol Trade Park's quality team, we were assisted by Schiphol Area Development Coordination."

Separate traffic flows

Technical project manager Niek Kroeze is proud of the result. The appearance of the distribution center is far above that of the standard distribution center. The rounded corners provide a unique look. Billboards twenty meters high display the name of the brand-new user. Around the building, separate traffic flows support efficiency and traffic safety. Kroeze: "Arriving trucks are pulled backwards onto a rail system with wheellocks. Only then do the doors open to the secure, air-conditioned shipping area. To support security, the distribution building is equipped with a concrete parapet, fencing, video systems and barriers. Yet these do not detract from the atmosphere. For the foreseeable future, the building will be in the middle of a park-like environment, where freight traffic, passenger traffic, pedestrians and cyclists can move around safely."
