Remmers Bouwgroep and MarQant Bouwmeesters made optimum use of Van Berlo's combined disciplines in the realization of the new DC F300 at Borchwerf 2 in Roosendaal. For the construction combination, that meant one point of contact from pasture to anchor bolt.

In total, the DC in Roosendaal comprises 15,852 m2 of floor space, divided into two sections, and two offices of 880 m2 and 443 m2. Van Berlo was involved in the project at an early stage to shed his light on the foundation construction of the floors, the two loading pits and the docks, among other things. "The foundation of the DC itself was in the scope of the construction consortium, the 'rest' was outsourced to us," says Michiel van Zon, technical commercial consultant at Van Berlo. "We chose to base the floors and the large loading pit on our own Mini Vibro piles. The system is characterized by a high load-bearing capacity and a high execution speed, and allows for the necessary optimizations in the final floor design. The latter is again due to Van Berlo's integrated approach."

Added value

After the driving of the Mini Vibro piles by Van Berlo Funderingstechnieken, the construction consortium could get to work on realizing the foundation of the DC itself. "Here, too, we were able to make full use of our added value," Van Zon acknowledges. "Indeed, the placement of the prefab dock construction and the realization of the connection to the building's foundation matched seamlessly in terms of planning. We then constructed both loading pit structures of 318 and 915 m2 including gutters, drive-up reinforcement and retaining walls. The early realization of the loading pit brought the necessary advantages for the building consortium. Among other things, it provided a "dry floor" for the storage of materials such as the steel structure and cladding for the distribution center. Incidentally, the smallest loading pit relies on prefabricated piles because of its small size, while the larger loading pit does rely on our own Mini Vibro piles."

Different flatness requirements

Once wind and watertight, Van Berlo completed all the floors in a span of ten working days. "These were floors with different flatness requirements," explains Van Zon. "For example, a floor of 2,358 m2 was realized with traditional reinforcement in accordance with flatness requirement DIN 18202 zeile 4, a German standard, and, in addition, a floor of 8,344 m2 was super-flat according to DIN 15.185. In both cases, the expedition floors were executed according to the DIN 18202 zeile 4 standard and comprised a total of 3,650 m2. Then we also provided the office floors and the almost 1,100 m2 of mezzanine floors with reinforced pressure layers and finished them monolithically. All the floors came to us from the drawing board and were designed and calculated as efficiently as possible, adjusting where necessary to the position of the racking, for example." 

Meanwhile, two tenants have also been found for both warehouses. Cable wholesaler Cable Partners is occupying the smallest part of the warehouse with a 3-story office. Pet store Medpets will occupy the largest warehouse, with mezzanine and 2-story office. Expected completion is scheduled for the second quarter of this year. Van Zon looks back on a project that went well and a very pleasant cooperation with the building consortium. That is mutual. Gerard van Overveld, project manager on the project on behalf of the construction consortium, is extremely satisfied with the cooperation and specifically with the preparation, execution and final result. "The next project is already in the pipeline."
