In the historic center of Haarlem rises Brinck, a special transformation and new construction project where innovation and cooperation are central. Kroonhout Prefab HSB - a trademark of K&A Houtbouw BV of Groot-Ammers - is making an essential contribution as a subcontractor with the engineering and production of high-quality precast HSB wall and roof elements, fully tailored to the complex requirements of this inner-city location.
No two situations are the same within the former Brinckmann complex. Therefore, the prefab elements are provided with various final finishes at the production site in Groot-Ammers so that they fit seamlessly with the existing building and the client's wishes. Aluminum, wooden and even steel window frames are integrated at the factory, ensuring fast and efficient on-site assembly. This approach minimizes construction time and avoids additional assembly operations on the cramped inner-city construction site.
The engineering of approximately 5,200 m² of prefabricated hsb elements - including 1,600 m² for the new optopping to be realized with Felszink finishing and 3,600 m² of wall elements for the transformation of the entire complex - is a process that is taking about a year and is currently reaching its completion phase. Thanks to the use of Tekla HSB and Pointclouds provided by the client, the entire model is being built digitally. In close cooperation with the project team, clashes in the model are resolved in advance, preventing surprises during execution.
Delivery of the precast elements takes place "on a postage stamp": right in the middle of downtown, where there is hardly any room for storage. Just-in-time delivery is therefore essential. The project is divided into fifteen phases, spread over three construction sites, with a total of about 750 unique elements. This logistical precision is only possible thanks to the close cooperation between client Heembouw Wonen, supplier Kroonhout Prefab HSB and assembly company RED Building.
Director Pascal Vergouwen of Kroonhout Prefab HSB looks at the project with pride: "We are realizing this special transformation project thanks to intensive cooperation with all partners. It is a wonderful example of what is possible when everyone applies their expertise to a common goal."
Brinck shows how prefab customization and digital engineering go hand in hand with craftsmanship and collaboration - right in the heart of Haarlem.
