Those who will soon arrive at DSV's new XXL warehouse in Moerdijk will park their car at a height of fifteen meters. This is because on top of the logistics distribution center there will be a parking roof of over 33,000 square meters, good for over a thousand parking spaces. Verhagen Dakbedekking from Zaltbommel is realizing the entire roof structure together with partner InfraDAK Nesselaar. "A technically and logistically challenging project that we enjoy working on," says director Roel Verhagen.
Verhagen Dakbedekking has been in business since 1997 and specializes in complete parking roof systems. Its roofs are distinguished by the finish: clinker paving, curbs and drainage as on the street, but tens of meters above the ground. "Parking at height is becoming increasingly common, especially at large-scale distribution centers," Verhagen says. "We make sure the roof is as robust and user-friendly as a ground-level parking lot."
The reason Verhagen was approached again for the project in Moerdijk? Twelve years ago the company already realized a parking roof for Bouwbedrijf Vrolijk. The current assignment involves supplying and installing a high-quality insulation and roofing structure. "We work in two layers of bituminous roofing with two layers of XPS insulation on top," Verhagen said. "That produces an Rc value of 6.3, fully in line with current requirements." It also forms a stable substrate for the roof pavement that partner InfraDAK is laying.
InfraDAK Nesselaar provides the paving course on top of the roof structure. For this, a special drainage course is first installed, followed by a filter fabric, pavers and Y-kei clinkers. The result is a permeable and wear-resistant surface that is visually and functionally inferior to a regular parking lot. "A steady collaboration that is well matched," says Verhagen. "InfraDAK has been our reliable partner in this type of roofing for many years."
The size of the project places high demands on logistics. Verhagen: "We are talking about a hundred trucks of insulation, fifteen with roofing, 165 loads of paving stones and fifty split trucks. Everything has to be at the right place exactly on time, otherwise the process stalls." The accessibility of the site and the mutual coordination with the other construction disciplines therefore require careful planning.
Future use was also considered in the design. "Our systems provide space to integrate cabling for lighting, charging stations and other facilities," Verhagen explains. "This keeps the roof flexible." Completion is scheduled for September 2025. Work is progressing well: "We are proud of the progress. The roof is already looking sleek."
With the new distribution center, DSV is responding to the growing demand for logistics space in the Netherlands. The warehouse is being built at Logistic Park Moerdijk, strategically located on the A17 and connected to rail, water and road. By moving parking to the roof, space is created at ground level for loading and unloading activities. Verhagen: "To build on such a scale and at the same time contribute to space efficiency and sustainability makes this project special."
