Transformation and prefab come together on Malvalaan

On the Malvalaan in Waalre, three apartment buildings are being radically transformed. Thanks to a thorough renovation and preservation, the addition of an extra wooden living layer and an extension of all floors, housing foundation Wooninc., contractor Van Santvoort Bouw and construction company Stabiel Management are creating future-proof housing for seniors in a renewed, green and accessible environment. And that within a very short lead time....

On the Malvalaan in Waalre there are three identical apartment buildings, which no longer met today's requirements and were also unsuitable for residents with care needs. The transformation changes this and also adds extra comfort, more living space and 21 new apartments. This brings the total to 141 apartments, says technical consultant/project manager Henri van Nistelrooy of Stable Management. “Because of the short lead time, the choice was made to extend the existing residential buildings with a precast concrete shell, which will be placed on both sides in front of the existing buildings.” 

From advice to assembly

Stable Management is responsible for the consulting and engineering, production and assembly of the new precast shell. “The existing buildings will be stripped down to the in-situ concrete shell, after which a new precast shell with concrete floor slabs, cantilevered balconies and precast wall plates will be added on either side,” Van Nistelrooy says. “In addition, a new concrete shell will be constructed for the new elevators, consisting of concrete walls, concrete floor slabs and a number of steel columns. Because this is a transformation, we have to take into account the dimensions and dimensional deviations of the existing shell. Moreover, we have already included the lowering of the new piles in the erection of the balcony slabs.”

Minimum lead time

Stable Management was involved in the Malvalaan transformation at an early stage. “In the tender phase, we proposed an alternative to the concrete shell,” says Van Nistelrooy. “Indeed, by already pouring the new balconies to the floor slabs in the factory, the number of operations on the construction site can be significantly reduced. As a result, lead time and inconvenience are greatly reduced and we are responding to an important project need. We can construct one floor per building side in just two days. Here we directly include the assembly of the HSB walls.”
