Résidence De Koninginnen in Epe consists of seventeen spacious apartments built on the site of a former post office. The design with traditional brickwork and keimde facades was inspired by Soestdijk Palace and Dutch country houses, but was also given an Italian accent. Van Norel Bouwgroep will deliver the project in early 2023.
The elegance of the building fits nicely within the center of Epe, with the Juliana Park on the south side and plenty of vegetation and trees nearby. Cars can be parked in the parking basement so as not to disturb the quiet streetscape. On the inside, the building will have a homely atmosphere with beechwood stairs in the stairwells.
The balconies offer fine views of downtown. The apartments will have a spacious living room, standard two bedrooms and two bathrooms, a spacious kitchen and a large technical room for all installations. They will have an individual heat pump for heating and cooling, connected to a heat and cold source in the ground. PVT panels will be installed on the roof, generating both electricity and heat.

There are also visits to the showroom, says Ben Wolters, project manager at Van Norel Bouwgroep. "Buyers have a wide choice of wall finishes, tiles, sanitary ware, doors and colors. On construction, we have moments where buyers can check with the drawing in hand to see if everything is to their liking, even before the pipes are put away. There is also a measuring moment before delivery, for example for kitchen, curtains and custom furniture. It is extra special for Van Norel to be able to build this stylish project, since the company itself is based in Epe. "Opposite this project we have built two villas with 25 apartments. For the same client we are building another apartment complex in a village down the road. We have been building more and more in the neighborhood in recent years, which is also more sustainable and we are happy with that," Wolters said. Incidentally, sustainability is a topic that can no longer be ignored in the construction world, according to him. "We don't build non-sustainably these days. In some projects this is even more important than in others. Here we have the PVT panels for energy generation. Good insulation materials and triple glazing ensure a high insulation value. It is a good development that homes are becoming more and more energy efficient."
Meanwhile, Van Norel has completed the first floors of construction and the project is going well. In the beginning, there were the familiar struggles due to the corona virus and disappointing delivery times. "Since November, we haven't had any perils affecting the work. Things are running nicely now. What is important for us is that we will deliver within the set schedule with Woningborg. That will certainly succeed," Wolters said.
