Next phase renewal Grunobuurt Groningen is underway

The Gruno neighborhood in Groningen is getting a step-by-step transformation. Old houses are being demolished and are making way for apartment buildings. Trebbe Bouw is currently constructing the fourth building, called Lampisterie.

In the Grunobuurt, located in the southern part of the city of Groningen, a neighborhood renewal has been underway since 2010 on behalf of housing corporation Nijestee. This means demolition of the old houses, built between the 1920s and 1960s. With the realization of the apartment complexes Traverse, Statie and Typhoon, the first steps in this renewal process have been completed. After the demolition of the rental housing on Stephensonstraat and Paterswoldseweg in 2017, the next block is now being built at that location: Lampisterie.

Construction work for the Lampistry - with Trebbe Bouw serving as construction contractor - began in late September 2018, says Lambert Postma, project manager at Trebbe Bouw  "The housing corporation took care of the process prior to the development and realization of Lampisterie, which included moving the residents. To manage that, a number of homes will remain standing for the time being." Pile-driving work began at the end of September, Postma clarifies. Meanwhile, the foundations are largely complete, part of the first floor has been poured and the first walls have been erected. "We are now going up in height. The complex will have different heights, ranging from three, four, five and six stories. It will be a square block with a courtyard for above-ground parking."

The building, he continues, is gasless and will be connected to the collective heat supply Warmtestad. In addition, it will obviously be earthquake-proof. "This has been taken into account from the very first moment. The shell will have a certain rigidity, through the application of seismic walls and extra reinforcement. In addition, the exterior walls will be fitted with stone strips, to make the structure lighter." Lampistry will house 101 social housing units, in a variety of types. Fifteen care apartments are suitable for young people with physical disabilities.

Thanks to good preparation and careful and regular consultation, the construction work is going according to schedule, says Postma. "But what really makes a decisive contribution to the smooth running of this project is that we work from fixed teams, including from the client. So we are well attuned to each other and know what to expect from each other. We build this type of building on a regular basis. But there are certain aspects per project that you have to take into account. An important point of attention in the realization of Lampisterie is that you build next to already inhabited complexes. Because Trebbe wants to act as a good neighbor, it has registered Lampisterie with Conscious Constructors. This means that extra attention is paid to the surroundings, work is always carried out safely by professionals with attention to the environment and that the construction site is always tidy. The project is also regularly audited on these aspects. As a Conscious Constructor, we therefore know what we have to take into account. Accessibility is good and there is sufficient storage space. It is, however, a challenge to continuously have enough tradesmen at work."

The entire design was worked out in BIM. Because in the preliminary phase all difficult aspects and bottlenecks were mapped in that design, the execution runs smoothly, says Postma. According to schedule, Lampisterie should be ready in the first quarter of 2020. After that, Trebbe Bouw will work in a construction team on the next block: Traction.
