Rijswijk is getting a whole new residential area: RijswijkBuiten. Between 2013 and 2026, some 3,500 new and sustainable homes will be built. Tetteroo Bouw & Projectontwikkeling is currently working on the De Linden project.
The Linden will be built in two phases. In June 2020, construction began on three apartment buildings: the Koningslinde, the Zilverlinde and the Witte Linde. With a height of 44 meters, the Koningslinde is the tallest building of the three. The other two are somewhat smaller in scale, but the apartments themselves are spacious and bright, with large windows and an outdoor space. In addition, each has its own parking space. This is located in the parking garage located under the three buildings.
Once the shell construction of the first phase is complete, around summer, construction of phase two can begin. The Zomerlinde is a building consisting of six patio homes with all living space on the first floor. Two more bedrooms are located on the second floor. The Dutch Lime will consist of five two-bedroom apartments on the first floor with a garden and five maisonettes on the second floor with a roof terrace. This will create a mix of housing suitable for the elderly, families and different ages.

M 3 Architects designed the buildings after the example of architect Willem Marinus Dudok, with angular shapes, light colors and a subtle play in the facades. These playful facades give the whole project extra sparkle, but also present an additional challenge, says Marco Honders, project manager at Tetteroo. "It definitely doesn't look like a block of concrete. As masonry, we provided Sto mineral strips, which have been incorporated here in a half-brick bond."
The mineral strips were one of the innovative ideas proposed by Tetteroo. Another idea was to use precast concrete elements instead of wet concrete construction. This sped up construction, but it was also a new way of working for many of the employees. Honders: "The Kingslinde in particular was a challenging project structurally. There are still wet walls at basement level there, but above them all the concrete elements are precast. Some of the walls were very heavy (almost 29 tons each), to ensure stability. Because the facade is so playful, a lot of math was required."
Throughout RijswijkBuiten there is not a single gas pipeline, including at De Linden. The project has a high sustainability ambition. The homes will be well insulated and equipped with sustainable installations, such as balanced ventilation with heat recovery, heat pumps for heating and cooling and heat recovery from shower water. PV panels will be installed on the apartments and low-rise houses. These features not only ensure an energy-efficient, future-proof environment, but also the best comfort.

It took a while for the project to start, but now it is running smoothly, Honders continues. That the plans were on hold for a while was due to an appeal procedure about the zoning plan. That has since been resolved, thanks in part to the municipality. "The cooperation with the municipality is very positive, including the construction supervision. We have a tidy construction and the employees regularly receive compliments," Honders said.
Meanwhile, Tetteroo is in talks with Rijswijk Wonen for the construction of the next and final building in this sub-plan. It involves fifteen care studios under the name Our House. Construction is expected to start simultaneously with phase two. The intention is that these fifteen care studios will be completed at the same time as the homes.

Safe example project
At the apartments, maisonettes and patio houses of De Linden, Van den Pol is responsible for the E-installation and smart LED lighting in the common areas and parking garage. "Motion sensors ensure that the lights are never on needlessly. This results in nice savings and contributes to the sustainable nature of this project," said Bob Oostendorp, business unit leader Residential Construction at Van den Pol. In the garage, the Montfoort-based E-specialist installed ramp heating and a barrier installation in addition to lighting.
In close consultation with Tetteroo's buyer's supervisors, Van den Pol implements additional wishes from the future residents. "Think of things like recessed spotlights, hollow cables and sockets with USB chargers. Many buyers also choose a videophone instead of a home phone. We install a version with large screen and easy-to-use features."
Shared responsibility
One of the first building installers, Van den Pol will be certified to Step 3 of the Safety Culture Ladder in 2020. "Safety is a joint responsibility. That is why it is good to see that Tetteroo also sets the bar high. The construction site is neat and there is a lot of attention paid to facilities such as scaffolding and temporary stair railings. When it comes to safety, this really is an exemplary project."
