Klingelbeek estate redeveloped with an eye for past and future

Klingelbeek estate: it is perhaps one of the most special places to live in the Netherlands. In green surroundings, near the Rhine, yet close to the center of Arnhem. Seven new residential buildings are being developed here, the old villa is being renovated and the surroundings are being completely restored. Everything will be built in phases by construction company Karbouw.

The history of Klingelbeek Estate goes all the way back to the Middle Ages. Various private owners left their mark on the house and garden, after which it came into the possession of monastics, the German occupier and a property developer. Now it is owned by Schipper Bosch, who is developing it with an eye for the past and the future.

Sales and rental

Schipper Bosch appointed Karbouw as the general contractor. This construction company specializes in the redevelopment of existing real estate and inner-city new construction. Because redevelopment and new construction come together in this project, it is the ideal construction partner. In May 2020, Karbouw already delivered the first apartment complex and a residential block, followed by a detached house. Now the renovation of the mansion is in full swing and two apartment blocks and a semi-detached house are in the finishing phase. These homes are scheduled for completion in the summer of 2021. Then construction of the bathhouse, where one can change for the swimming pond, should also be started. Meanwhile, the first two complexes have been fully sold and occupied. Of the homes yet to be completed, some are intended for sale and some for rental.

Special facades

Of course, in the development of the existing mansion and the new buildings, plenty of attention is being paid to sustainability. For example, each building will have its own solar panels and the estate has its own heat network through which sustainably heated water runs. Cradle to Cradle is used as much as possible and sustainable materials have been chosen. For example, the first two buildings used facade frames made of Platowood. "That is sustainable wood, refined by a unique process, so it can be used without finishing," says Jock van Dijk, project manager at Karbouw. "For the buildings in phase two, chipped masonry was chosen. A special mortar is applied over the facing brick, after which you can still see the structure of the bricks. This gives the buildings a robust character."

Special living environment

The facade technology is beautiful, but it requires some planning, Van Dijk said. "It cannot be applied under all weather conditions. The planning must therefore be well coordinated with all contractors. A good mutual cooperation and relationship are very important, that goes for the client as well as the subcontractors and suppliers. After all, you build together."

People have been living on the estate for more than a year now, looking out at the construction work, but fortunately that won't take long. Around the first buildings the greenery has already been laid out. The greenery is part of the design and will therefore be added before completion. Van Dijk: "The construction and landscaping go together. Karbouw also has a coordinating function in this. The buildings, the architecture, the landscape and the location make it a special living environment and a nice reference project for us."

Bonding of interior walls
The interior walls for all seven new buildings on Klingelbeek Estate are being realized by Herubo Lijmwerken from Bunschoten-Spakenburg. This company glues the sand-lime blocks, the sand-lime elements and the auction blocks on behalf of Karbouw. Work started in March 2019.

Herubo Adhesive Works specializes in all types of adhesive work. The family business has nearly thirty years of experience. Quality, reliability and new developments are very important to the company's professionals. Sand-lime blocks are expertly glued for both interior and exterior walls.

Herubo is carrying out the work on Klingelbeek Estate on behalf of main contractor Karbouw. It is a habit of the adhesive company to work with quality partners to achieve the best results. The combination between Herubo and its partners makes every project a success.
