Building Leyhof in Proeftuin Erasmusveld, The Hague

In The Hague, the new Erasmusveld residential neighborhood is being built with greenery, sustainability and collectivity as core themes. The site where some 370 homes are being built is located along an ecological ribbon, between allotments and sports fields. The intention is for residents to live here in a conscious and healthy way. Phase 1 is currently under hard construction. Building Leyhof should be completed by builder Van Wijnen in the spring of 2022.

Leyhof will consist of 108 apartments. Sustainability is an important theme. There will not only be room for people to live, but also for plants and animals. In addition, the homes will be sustainably built with wood, facing bricks, geothermal heating and cooling, PV panels combined with green roofs and wadis to collect rainwater. "There is a collective WKO installation that feeds the homes. For each apartment there is a Booster heat pump that can be adjusted individually," says René Bestebreurtje, project manager at Van Wijnen.

Sharing together

Another theme being considered during construction is "sharing. The intention is that residents will actually live here together, Bestebreurtje explains. "Above the parking garage there will be a collective roof garden, which will be finished with decking, seating and a pavilion.     

In addition, people will have their own balconies, and ten luxury homes will have outdoor spaces with winter gardens. This is a covered outdoor space that can be opened and closed with a glass wall. There are also collective spaces, such as a shared laundry room, library, guest room and party room. There will also be shared cars and bikes."

For their own rooms, buyers can choose from a variety of finishes. Kitchens, bathrooms and plumbing fixtures are custom made by Van Wijnen on commission. This will create 108 separate homes that perfectly suit the new residents.

Smooth construction

Construction started in the summer of 2020 and progressed quickly, thanks in part to the construction method. The work was carried out in tunnel formwork combined with wooden cavity walls. The window frames and glazing were already factory-assembled. Bestebreurtje: "As a result, we were quickly wind and watertight. The façade and the roofs are particularly striking, because a lot of materials come together here. This is a challenge for the execution, but it also ensures that the end result will be very beautiful. We are really proud of this project."

First and second phases

Building Leyhof is the first phase of Erasmus Field and will be completed in spring 2022. Phase two is expected to start in the second quarter of 2022 and consists of 125 ground-level homes and 137 apartments divided into two building blocks. "Construction is progressing well. Despite corona, we are running just fine on schedule. We have always had the idea to deliver from April 2022 and it looks like this will work out. We haven't had any delivery problems yet. However, materials have to be ordered weeks earlier than before. So it does have an impact on the execution, but we are not at a standstill because of it," Bestebreurtje said.   

Masonry gives Erasmus Field homes a fresh look

The 350 homes within Proeftuin Erasmusveld consist largely of masonry. In combination with wood, this gives the buildings a fresh look. Metselbedrijf Stout from Ooltgensplaat provides the total package of masonry, including pointing, gluing and insulation.

Masonry company Stout is performing the work on behalf of main contractor Van Wijnen. Cooperation with this company and with the other contractors is going well, says Jan Willem Stout, executive director at the masonry company. "We have been working there for the past year. We always work with the same subcontractors, so we always have short lines of communication. We experience a fine cooperation. It is always the challenge to make the work go smoothly for all parties, but we see that this project is going very well."

Unique in steel structures

The steel structure and stairs for building Leyhof were supplied and assembled by VIETS Steel Construction of Harskamp. The company began work on these in January 2021 and its employees are still at it today. After all, installing steel in an existing structure presents its own challenges. The project is going entirely according to plan, and cooperation with client Van Wijnen and other contractors is also going well.

VIETS Steel Construction can design, execute and assemble steel structures in-house thanks to its innovative approach and professional material handling. The company uses a unique working methodology in which self-developed machines and tools play an important role. Moreover, the highly qualified employees each master their own specialty. For example, they design using the latest CAD/CAM systems and the welders are NEN-certified, among other things. VIETS assembly crews provide a seamless finish on site. For all high-quality production techniques, the modern workshop in Harskamp is excellently equipped, for example with CNC machines and internal transport facilities of up to 30 tons.
