A fresh look, a higher insulation value and more comfort. The corridor apartment block of housing corporation Woonkracht10 at Steilsteven in Papendrecht has improved considerably in several respects. Partly thanks to the exterior wall insulation system installed by IJsselmonde, the apartment block will be ready for years to come.
"We improved the flat as part of planned maintenance," says project manager Ronald Pennings of Woonkracht10. "Together with De Goede Vastgoedonderhoud, one of our regular RGS partners, we looked at what was needed to make this dated flat future-proof." Branch manager Frans Schreuder of De Goede adds, "The facades in particular were in need of an upgrade both aesthetically and energetically. That's why IJsselmonde, as a facade insulation specialist, thought along with us at an early stage."
De Goede worked out a number of scenarios for the planned maintenance. Woonkracht10 chose the scenario with new plastic window frames and exterior wall insulation. On that basis, De Goede asked Houdijk Architects to work out four color proposals for the facades. The residents preferred the proposal with white stucco, gray accent areas and anthracite-gray window frames. "To achieve the intended result, we applied an exterior facade insulation system with a 5-centimeter thick insulation layer, finished with an organic decorative plaster with grain structure," said Jacco Oostenbrug of IJsselmonde. "We applied this system to the existing exterior wall. The existing insulation system could remain in place; we call it plumping. The advantage of this is that you no longer have problems with the substrate, such as cracking. You also save the residents a lot of inconvenience because there is no need to demolish the existing system. Moreover, you easily increase the total insulation value of the facade." IJsselmonde also provided the complete scaffolding and knows better than anyone else the specific requirements involved. This benefits the progress and appearance during construction.
Work on the facades of the corridor apartment began in late September 2021. To minimize inconvenience to the residents, this work was prepared in detail. The window frames were replaced in just one day per apartment. The installation of the exterior facade insulation and finishing followed immediately afterwards. "The work went smoothly," Schreuder looks back. "The same goes for the cooperation with Woonkracht10 and our partners. The nice thing about IJsselmonde is that it thinks with us, is solution-oriented and is always accessible." Oostenbrug: "Together we made sure that the flat is ready for the future again. It looks super sleek and the residents experience more comfort." Pennings concludes, "We get predominantly positive reactions from the residents. But also from local residents. They are happy with the new look of the apartment and find it an enrichment for the neighborhood."
