DC Fazantweg, Moerdijk | Building on trust

Ten months. In that time, Bouwcombinatie Hercuton/Remco Ruimtebouw, part of the Cluster Bedrijfshuisvesting of Janssen de Jong Group, is realizing a new distribution center on the Fazantweg in Moerdijk. In this high-quality project by client Accres Real Estate, trust is the foundation and cooperation is constructive.

Accres Real Estate is a real estate company with a broad portfolio consisting of residential, retail, office and industrial properties. "Optimizing our existing real estate portfolio is one of our spearheads," said Manager of Real Estate Jeroen Jongkind of Accres Real Estate. "With DC Pheasantweg, we are replacing an existing, outdated distribution center from our portfolio. This building has been demolished; the construction of the new distribution center is in full swing." Just down the road, on Graanweg, Accres Real Estate has another distribution center. This is also being demolished. New construction will start there in September this year.

Functional and attractive

Jongkind continues: "For the design of DC Pheasantweg, we engaged DENC, an architectural firm with extensive knowledge and experience in logistics centers. They created a functional and at the same time attractive building, executed in anthracite with silver and copper facade bands at the offices." Lucas van der Meij, plan developer at Janssen de Jong Group's Corporate Housing Cluster, adds, "The distribution center is divided into two mirrored buildings. Each building has the same layout with a commercial space, a mezzanine floor, an office space and a loading pit with seven loading docks. The logistics spaces have a clear height of 12.20 meters. They have super-flat floors and detection loops for forklifts. Furthermore, the building is fully sprinklered. The building will soon be delivered with the BREEAM 'Very Good' certificate."

Challenging planning

In late 2019, the construction crew began installing the foundation, consisting of vibro-piles with a concrete ring beam. The floor was installed on mini vibro-piles. "We started on confidence," says Van der Meij. "Because there was a lot of pressure on the schedule, we started the preparation work before the final details were fixed. Also, at that time a number of soundings had not yet been carried out, so we did not yet have all the data on the soil conditions. When it later turned out that a hard intermediate layer in the soil could cause challenges, we solved this together. Engineering firm ABT also joined us to see how the pile foundation manifested itself in the ground. Where necessary, additional soundings were conducted. These were used to determine whether piles needed to be added."

Modular construction

Meanwhile, the first floor is ready. Building combination Hercuton/Remco Ruimtebouw started the steel construction on May 11. The facade will be sealed with a low insulated plinth and steel sandwich panels. The building will have a steel roof. Jongkind: "The building must be ready by the end of October. Planning reliability is crucial for us. In that respect, the modular construction method of Hercuton and Remco Ruimtebouw is very pleasant." Van der Meij explains, "We work with fixed prefabricated elements that we deliver ready-made to the construction site. There we only have to assemble the elements. We can schedule and execute this to the day."

Quality guaranteed

In addition to planning, quality is also guaranteed. In anticipation of the Building Quality Assurance Act, the building consortium is having the quality of all work tested by Seconed. Accres Real Estate is thus assured of a good building. "That is important for us, but certainly also for our shareholders and tenants," Jongkind says. "Hercuton and Remco Ruimtebouw are tackling this project professionally. That adds to the good cooperation." Van der Meij: "We have the same goal in mind. If we run into something along the way, we solve it together. The cooperation with construction manager Frans Corten, who is involved in the work by Accres Real Estate, is also running smoothly. Together we are making DC Fazantweg a beautiful, optimally usable building."
