Platform on new construction, renovation, restoration and transformation
In a distribution center where everything revolves around speed and continuity, the technology has to be right. At DC JYSK in Lelystad, B&V Techniek provides virtually all installations. From climate to electricity and from security to building management systems. Everything comes together in one system that provides continuous insight and adjusts where necessary.
B&V Techniek is a total installer with over 25 years of experience in non-residential construction. The company builds mechanical and electrical installations for a wide range of projects, from distribution centers to offices and industry. By combining multiple disciplines in-house, B&V Techniek is able to take on projects in an integrated way and coordinate installations properly. At DC JYSK, B&V Techniek is a total installer, commissioned by main contractor Willy Naessens Netherlands and collaboration partner Vrolijk. “We take care of both the mechanical and electrical installations here,” says operational director Remco van Doorn.
The package is broad. It includes heating, ventilation and air conditioning, as well as plumbing and the complete building management system. In addition, B&V Techniek supplies all electrical technology: from medium voltage and transformers to lighting, access control and charging stations. “Basically everything to do with technology in the building, except the sprinkler system,” he says.”
The biggest challenge is in bringing all those systems together. Everything has to communicate with each other and function as one. “Linking all the systems in the building management system is quite a challenge. You want everything coordinated and working well together.” The building management system ensures that energy consumption and climate are continuously transparent. “The building runs entirely on electricity. As a result, grip on energy use is directly linked to the performance of the distribution center. If there is no power, everything comes to a standstill,” Van Doorn explains.
The distribution center is being built according to LEED guidelines. This requires conscious choices in installations and materials. Think of sustainable refrigerants in climate systems, monitoring of water and energy consumption and the use of emergency power supplies with batteries. “JYSK's requirements are high. That gives us the opportunity to set up an installation that is sustainable across the board.”
Because B&V Techniek provides both mechanical and electrical installations, the lines of communication remain short. “Everything comes from us. That makes communication easier and prevents mistakes. If something is missing, we solve it ourselves,” says Van Doorn. This integral approach also helps in the cooperation with the client. JYSK is closely involved in the process, allowing choices to be made jointly.
The scale of the project impresses. Not only because of its surface area, but also because of its height and technical complexity. “It is a big project, with high demands and a tight schedule. That we realized it as agreed upon, I am proud of that.” According to Van Doorn, that pride is not only in the engineering, but especially in the team. “Through the good cooperation with the complete construction team, from contractor and client to other construction partners, we have realized this together as agreed. What we have put here together, that stands.”
