With an area of over 9,000 m2, KAVO Parts' new building is a company building of stature. But this does not only apply to the surface area. The building is also extremely tall - 17 m1 - and remarkably luxurious execution.
KAVO Parts specializes in auto parts for Asian car brands. To support the strong growth of the company, storage capacity was greatly expanded. This was done at Apeldoorn Noord II business park. With a warehouse of over 9,000 m2, 1,200 m2 of offices and 10 docks, KAVO Parts is ready for the future.
The construction time was tight. In order to realize the construction within the given deadline of seven months, construction company Aan de Stegge Twello - together with all other construction partners - put together a tight LEAN planning. In addition, it dared to get ahead of itself. "We received the project description just after the 2022 construction period," Teun Wesselink, technical project manager at Aan de Stegge Twello, explains. "So the preparation time was also short. When we signed the contract on November 1, 2022, we had already procured all the major structural materials."
The extreme height of the building - 17 m1 - created special circumstances. As a result, bringing construction materials upstairs with a forklift was not an option. All finishing materials had to be transported upstairs using the temporary construction elevator and telescopic handlers. "A time-consuming affair and traffic jams at the construction elevator," summarizes Wesselink. "During the day's start, we determined what was the best order for the day."
The great height also required a super-flat floor. This was realized by a specialist, but even she did not have time to wait for more favorable weather conditions, and with the low, winter temperatures at the time, she ran quite a risk that the concrete floor would not cure the way she wanted. Wesselink: "We solved that by turning on the underfloor heating! Some searching on the Internet revealed that in cold countries it is very common to regulate the temperature during the pour in this way. For us, admittedly, it was the first time."
Meanwhile, KAVO Parts has moved into its new quarters. Luxury finishing materials provide employees with a fine, comfortable working environment. The facade is finished with wooden slats, alternating with balconies. The existing sprinkler tank is beautifully concealed in a round corner, allowing it to be placed as close to the facade as possible and occupying minimal floor space. "We already poured the perimeter of this during the structural phase, so that the sprinkler installer could start on time. The execution time was short, but this had no impact on the final result. It has become a beautiful building."
