The City of Amsterdam has selected 'De Puls' by VORM Ontwikkeling as the winning concept in the selection procedure for a new building on the wasteland between the A10 motorway and the sports fields of SC Buitenveldert in Zuidas. The building of approximately 56,000 m2 GLA combines affordable living and working with public facilities including a cinema and bowling alley. Amsterdam set high requirements for the quality of the mid-rent housing, circularity, sustainability, urban nature, mobility and public facilities. The winning concept meets these requirements. The design will be further developed. Completion of the complex is scheduled for 2023.
David van Traa, Director Zuidas: 'Zuidas is increasingly becoming a lively Amsterdam city district where there is also something to do in the evening and on weekends. This innovative and circular building is ready for the future and with all its public facilities an asset to Zuidas'.
Hans Meurs, Managing Director of VORM: 'In De Puls, diversity, affordable living, working and leisure come together, which is unique for the Zuidas. We connect them by creating 'common ground,' a place where everyone feels welcome and at home.

The demand for affordable housing in Amsterdam is greater than ever. Therefore, most of the housing to be built, over 150, is medium-rent, totaling at least 9,000m2 GLA). In addition, the building features office floors ranging from 800-2000m2 GLA. All the amenities the complex has to offer, such as catering concepts, bowling and cinema, are within easy reach of the residents and users of De Puls and anyone wishing to visit the Zuidas.
The Pulse is a sustainable urban biotope on the Zuidas. The higher you get the more the emphasis shifts from people to plants and animals. On the first floor the municipality is laying out a park and between the towers there will be a green roof garden. The building is completely self-sufficient and energy-neutral with EPC <=0. Energy is generated by solar panels on the facade and on the roof. The entire building is a source of energy. High-quality energy flows from one tower feed the others so that no energy is lost. The mobility plan focuses on maximum use of public transport, electric shared cars, (electric) bicycle and foot traffic and a parking garage accessible only to electric shared cars.
The winning party is VORM Development. MVSA Architects and VMX Architects are the architects who created the design. Also collaborating were DELVA Landscape Architecture / Urbanism, Van Rossum Raadgevende Ingenieurs, Binder Groenprojecten, Bureau StadsNatuur, W/E Advisors, Van Toorenburg Installatieadvies, Croon Wolter&Dros, The Future Mobility Network, Buurauto, Buro Bouwfysica, ...,staat creative agency, De Horecafabriek, Colliers International, Eefje Voogd Makelaardij and Hallie en van Klooster Makelaardij.
Work on the preliminary and final design is underway. Construction of the complex is expected to begin in 2021. Completion is scheduled for 2023.
