In Amstel III, a new, impressive live/work ensemble will emerge in the coming years. And a project of such stature as this calls for top-of-the-line concrete elements. For the Hessenbergweg 109-119 project, therefore, 155 prefab stairs and 73 landings were developed by Steenhuis Beton, an expert in specialized concrete elements for more than a century.

Sales manager Aeilco Holtkamp says, “About three years ago we were involved in the Hessenbergweg 109-119 project by Heddes Bouw & Ontwikkeling. For the past two years we have been working in phases on the realization, from engineering to fabrication and delivery.” The contract includes stairs for three new buildings: an office, a block of social housing and a residential tower with medium- and free-sector apartments. The variation in functions makes the staircases complex, but that is precisely what makes it interesting for Steenhuis Beton.

Where specials and standard molds reinforce each other

For Hessenbergweg 109-119, both standard molds and project-specific specials are being used. This ensures an efficient mix between custom and series work. The ramp stairs are the biggest guys in the package. “These specials allow for easy access to the complex's parking basements,” Holtkamp says. “And the precast approach allowed these elements to be tightly integrated into the logistics of the shell construction.”

Inner-city pace

In an area where space and time are scarce, prefab offers immediate acceleration. Holtkamp: “The inner-city location is extremely suitable for prefab. In this way the construction site remains manageable. Fine for the construction team and the neighborhood around the construction site.”

A well-known construction partner

Steenhuis Beton has been working with Heddes Bouw & Ontwikkeling for years. According to Holtkamp, this cooperation is always constructive: “We have known each other for a long time. The cooperation runs smoothly and feels familiar. You need that in challenging projects like this.” Hessenbergweg 109-119 is exactly the kind of project in which Steenhuis Beton excels: high-rise buildings with lots of repetition, clear stair lines and tight logistics. With scheduled completion in 2027, the project demonstrates well how precast elements contribute to pace, safety and oversight on an inner-city construction site.
