BOLD connects to dynamic Overhoeks

Facade is value-added solar collector

On the skyline of Amsterdam, right behind Central Station, apartment building BOLD is rising. Almost 80 meters high and "a tough and powerful building," according to the building partners. "At the same time, the architectural design of fully integrated solar panels, with exterior spaces finished in luxurious wood, gives the building a unique high-tech look," says architect Chris Zwiers (OZ).

Overhoeks is the new heart of Amsterdam-North, located on the northern bank of the IJ opposite the old city center. The neighborhood is transforming into a new hotspot this decade. In this dynamic prime location you live at height, with views of the old city center and the vast surroundings north of Amsterdam.

Located in the area directly behind the A'DAM Tower, next to the future Schegpark, BOLD comprises 143 luxury apartments to be delivered this year and 203 student apartments (already delivered to housing corporation Lieven de Key). The 24-story complex provides space for a supermarket, gym with sauna, cinema room, guest rooms, additional storage, wine storage and electric car charging stations. "We chose to also use the space behind the blind facades for communal facilities," says Zwiers.

Climate System

Architectural firm OZ specializes in complex urban planning tasks and inclusive architectural concepts for the city, Zwiers said. "BOLD is not only ahead in social and societal terms, but also in terms of sustainable living at height, construction methods and technical gadgets. For example, the tunneling of the plinth turns into columns, so that part of the complex is flexible toward the future. The energy-efficient climate system consists of components that together provide heating, cooling, ventilation, tap water and renewable electricity. Residents can use the renewable energy provided by the building from solar panels, heat pumps and heat recovery units. The climate control system in the apartments provides a good indoor climate with underfloor heating and cooling. The apartments are completely electric, so there are no more costs related to a gas connection."

'Solar panels part of facade'

The exterior facade can be considered a solar collector with architectural added value. "For the solar panel facade, we combined a very technical look with the warmth of the wooden niches with transparent parapets that form the outdoor spaces," Zwiers continued. The wood is also visible from below, at street level. The solar panels are not applied, but form the facade itself - not as an addition, but integral. "That's really innovative in architecture. We found a company that gives the solar panels almost the impression of velvet, resulting in a soft look." This is a find and the result of extensive testing with the dark solar panels, combined in a mock-up. Together, the panels create a sleek vertical articulation, while brut glass provides a special play of light. "If you compare it to the Dutch masters: there are many colors of black. We played with that reference here."

Transparent plinth

The highrise is consistent with the diversity in architecture of Overhoeks. "The towers built here reinforce each other from the adage 'unity in diversity.' Where one has a horizontally stacked look, BOLD has a dark and powerful technical look. We also wanted the plinth to be as transparent as possible, with unobstructed views; as part of a lively environment. For example, you can see the athletes in the gym from the street. If you want to create a community, everything has to be right."
