Thirty partners, one model. Digital collaboration on a postage stamp

In downtown Eindhoven, Stam + De Koning is building Nieuw Bergen: seven buildings, 237 homes and an underground parking garage on a compact site. More than 30 project partners are working together on MVRDV's design, which features pitched roofs, green facades and high urban density. Digital coordination is through Trimble Connect BIM software.

Nieuw Bergen is a redevelopment of the area around Deken van Somerenstraat. The project includes five new buildings and two transformations, with commercial spaces and a parking garage. Architect MVRDV designed the buildings so that each volume is different in height and shape, but together still forms a whole. Inbo elaborated the design technically. Construction is being handled by Stam + De Koning, commissioned by SDK Vastgoed.

One digital file

In a project with so many parties and such a large amount of information, it is important to keep an overview. Stam + De Koning therefore uses Construsoft's Trimble Connect software as its project management system. Niek Rooijackers, BIM manager at Stam + De Koning Bouw: “This system is our digital foundation. We use it as a central project environment in which all partners work together on one shared information model. All documents, drawings and IFC models are shared in the cloud and everyone therefore works with the same information, which is accessible anytime, anywhere via desktop, tablet or smartphone.”

There are now more than 250 IFC models from 30 partners in a single coordination model. “We can combine, check and coordinate all models in Trimble Connect. That open approach makes collaboration more efficient,” says Rooijackers.

From screen to construction site

On the construction site, the system plays an equally important role. BIM coordinator Dennis Gubbels: “The complexity of the project requires flawless coordination. Every corner, every node is unique. Then it is crucial that everyone is looking at the same information. Executives can directly consult models and drawings via tablets or a special BIM container with a fixed computer. This prevents miscommunication as well as unnecessary runs to the site hut.”

All data in one place provides grip

Stam + De Koning is working with an OpenBIM approach at Nieuw Bergen. Each partner chooses the software that best suits its own process, provided good IFC models come out. “With Trimble Connect you can do much more than view models. It's a platform that structures collaboration, makes deadlines achievable and helps reduce failure costs,” Rooijackers said. “We use not only the powerful 3D viewer, but also tasks, communication via to-do's and smart windows. Everyone works with the same information, communication is in one place and we keep a grip on time, costs and quality.”

Stam + De Koning also applies augmented reality. This is used to check switches and installations in homes, for example. Rooijackers: “And the great thing is that that data simply comes from Trimble Connect. We don't have to model anything extra. So that's low-threshold and valuable.” You can find an extensive case study with video on the Construsoft website.

New Bergen won a 2024 Construsoft BIM Award in the commercial project category. Full completion is scheduled for mid-2026.
