New business premises for Sanders|Fritom in Uden fit like a glove

In Uden, the new commercial building for SandersIFritom was completed at the end of July. In just nine months of construction time, Van der Heijden bouw en ontwikkeling realized a sustainable 13,370 m2 building, containing a warehouse for 20,000 pallet spaces, a shipping area with mezzanine, a small PGS area, an indoor three-story office and a loading pit with eight docks.

SandersIFritom is not an unfamiliar name to Van der Heijden, says commercial director Ferry Verstappen. "Between May 2019 and February 2020, we have already had the opportunity to build a commercial building on the Jagersveld in Uden. The newest business hall is located in the same street, about 200 meters away and was realized with the same close-knit construction team." In this, Van Hooft architects was responsible for the aesthetic design through the DO phase and permit application, he says. "We further engineered this design into an execution design and production drawings. We then started construction work in November 2022." In doing so, Van der Heijden did not proceed overnight. "We had to deal with construction on both the left and rear sides," explains Verstappen. "But also with a PGS area, which imposed specific requirements for fire safety and prevention of fire spread. In addition, the sprinkler tank was already in place, so routing was largely fixed. Combined with the limited construction site, work sequences had to be fine-tuned. To avoid 'trapping' ourselves, we worked from the rear toward the front."

Functional and durable

'Building is the proof of what we came up with together'. Following that credo, Van der Heijden delivered a functional and highly sustainable new building to SandersIFritom. "At the basis of this new building is a (sustainable) concrete foundation, provided with CSC certification, with a prefabricated steel structure on top," explains Verstappen. "Around this are prefabricated and insulated concrete facade panels (also provided with CSC certification), which are finished with horizontally and vertically mounted cradle-to-cradle sandwich cladding and aluminum facade frames with triple glazing. For the roof, steel roofing sheets, roof insulation and a white PVC roof covering were chosen, which blocks the heat from the sun (Cool Roof effect) and is therefore very suitable for BREEAM projects. In addition, the roof is equipped with 1,936 PV panels, with an output of some 775,000 Wp."

BREEAM-NL 'Excellent'

The new building for SandersIFritom was developed and built according to the BREEAM-NL 'Excellent' 2020 certification criteria, he says. "The building functions completely all-electric. Heat pumps provide a sustainable supply of heat and hot water, while solar panels on the roof meet the electricity needs. Ecological sheeting and an infiltration crate field in the ground have been installed around the building, reducing its impact on the environment and the surrounding area. The rainwater collected on the 12,000 square meter roof is infiltrated directly onto its own property, thus relieving the municipal sewer system. This makes SandersIFritom's premises as sustainable as our (construction team) cooperation."
