Bolton Renovation is transforming the former AMEC office building in Schiedam into a modern residential tower. Terras aan de Schie will consist of 130 apartments, multiple office spaces and commercial facilities. Valon Belaj, project manager at Bolton Renovation, shares the challenges and innovative solutions that characterize Terrace aan de Schie.
Bolton Renovation has been around for nearly 55 years. In those years, it has grown into an indispensable name in the construction industry. The company is known for its warm, approachable culture and strong customer relationships. "With us, the door is always open," says Valon Belaj, project manager at Bolton Renovation. Terras aan de Schie is the largest renovation project for Bolton Renovation to date. An old office building is being transformed into 130 apartments over 15 floors. "The original plan was to create an elevation," says Belaj. "Because the existing foundation couldn't handle that, we removed three 'heavy' floors and added eight new floors of lighter construction."
The foundation was not the only challenge in this project. "Terras aan de Schie is located next to Stationsplein and on the first floor a busy supermarket will remain open during construction, meaning we had to be creative with our construction logistics. We strategically placed one tower crane and made a tight schedule to make the best use of it. In addition, we created a tunnel so that the supermarket could remain open during construction. In this way, we ensured the safety of store visitors."
Bolton Renovation uses the GROTIK method, supplemented with an extra "D" for "Do. "GROTIK stands for Money, Risk, Organization, Time, Information and Quality," Belaj explains. "The extra 'D' emphasizes our hands-on approach to actually implementing the plan. We invested a lot of time on the front end in the 3D drawing work and coordination with our partners. This pays off in efficiency on the construction site."
Terras aan de Schie is a real milestone for Bolton Renovation. "Our new construction business has been around for decades, but we have only been doing renovation for a few years," Belaj explains. "We therefore celebrate every breakthrough in this project and pay a lot of attention to team building. Recently, for example, we celebrated reaching the highest point of the building."
And celebrate, Bolton Renovation prefers to do that together. "There are a lot of people involved in Terras aan de Schie. The people on the construction site, but also the municipality, NS, neighborhood business owners and local residents. It is therefore crucial to cooperate with all these parties. This project shows how important communication is."
