Hof Ter Veste residential complex in Middelburg has been completely renovated! Thanks to a new steel structure, a glazed atrium roof, a refreshed facade and a renewed fire safety system, this residential complex is ready to go for many years to come, and Woongoed Middelburg is very happy with that!
Menno van den Boom, Maintenance Project Manager at Woongoed Middelburg faced a challenge. The roof of the Hof Ter Veste residential complex needed to be modified. In addition, fire safety in the building had to be improved. "There are not very many parties in the Netherlands that can carry out this kind of project," he says. "In Kingspan Light + Air, however, we found the right partner."
Hof ter Veste is an apartment complex with 65 apartments. The facades and roof of the atrium were replaced, including the steel substructure. In addition, new heating and lighting were added. On the gallery side, the apartments were provided with fire-resistant and smoke-resistant facilities.
"The request for proposal started with a piece of fire safety," says Marcel Greuel, Sales Manager Renovation and Transformation at Kingspan Light + Air. "Eventually the glass atrium roof, the steel structure and the end walls were added. Fire safety was rolled out a bit more broadly. So we used glass extinguishing systems and a complete certified fire alarm system, as well as solar control glazing and a smoke and heat extraction system (RWA system) in the roof. The RWA system also accommodates a piece of daily ventilation. This allowed us to organize the entire package that falls within the scope of Kingspan Light + Air."
"We ended up replacing the entire roof," summarizes Anthony van Doorne, Utility Sales and Project Manager at Kingspan Light + Air. "The RWA system consists of a number of smoke vents that can be opened in the roof, supplemented by a piece of air supply in the facade. This allows both smoke and heat to be completely removed in the event of a fire. The RWA system is controlled by a fire detection system. In Hof Ter Veste residential complex, we opted for an aspiration system. Because the building is relatively high, this is a good solution to detect smoke quickly. In addition, the maintenance costs are somewhat lower for the client."
Thanks to Kingspan Light + Air's combined renovation approach, the (fire) safety, appearance, experience and ventilation of Hof Ter Veste have been improved. The housing corporation had two points of contact for the entire project. In fact, Greuel and Van Doorne were jointly responsible for the implementation. They ensured an approach in which the inconvenience to residents was limited as much as possible, because the building remained in use during the work.
Shortly after completion, Van den Boom looks back on a successful project and good cooperation. "I found the cooperation very nice, professional and knowledgeable," he says. "Moreover, I think the end result turned out very nice. It looks really fresh, with new facades and a beautiful new roof. This makes Hof Ter Veste residential complex completely up to date again."
